POSITION SUMMARY :
The Lease-Up Coordinator is the point person in planning all leasing activities and actions from pre-construction through stabilized operations. This includes, but is not limited to, achieving leasing goals; designing and implementing marketing plans; coordinating onsite events; staging; and all other daily activities to have a successful lease up. The Lease-Up Coordinator will also assist communities in leasing up from a major renovation and / or unexpected change in occupancy due to market conditions. The ideal candidate is sales driven and goal oriented.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
- Work with the operations team to review and execute paid advertising contracts, as well as assist with implementation and follow up to ensure lead source is effective on a cost per lead, cost per lease basis.
- Oversee development and updates to the community webpage to ensure accurate, engaging, and high-quality content.
- Create phased marketing plans that you can implement in each phase of construction and / or period of stabilization to ensure that the community has the appropriate traffic and engagement to hit required leasing targets.
- Assist in planning and coordinating onsite / offsite events to attract prospective residents.
- Create grassroots marketing and outreach campaigns to create win / win partnerships to boost referrals and promote the community, as well as participate in the outreach programs to ensure maximum exposure and results.
- Work with suppliers to produce branded materials and promote brand awareness to be used in all forms of media and / or in-person events.
- Create social media campaigns, either automated or with assistance from operations, to ensure that content is fresh and continues to push engagement, build relationships, and grow both the existing and prospective resident base.
- Work with the onsite Property Manager to stage models or vacant units. Optimize the marketing path and curb appeal in all phases of construction to ensure units are showcased effectively.
- Attend construction meetings to monitor timelines and unit releases, aligning leasing efforts with construction milestones and community readiness.
- Work with the photographer and / or marketing personnel to get ongoing photo and / or video footage for all types of media campaigns.
- Provide the operations team with regular updates through weekly reports on marketing effectiveness, adjusting strategies week over week, and driving results by facilitating occupancy opportunity calls.
- Be an advocate for the company mission and values as part of the marketing strategy for the new developments and / or leasing efforts.
- Create reusable resources and SOPs for site teams to utilize in periods of stabilization, such as marketing plan templates.
- Attend IAA events and / or other industry related events to network with other individuals who can provide insight into market conditions.
- Shop comparable communities, similar to those currently in lease-up, to understand the other products in the market and create relationships with these communities for cross marketing and referrals.
Requirements :
SKILLS AND QUALIFICATIONS :
Willingness to travel across Indiana.Sales-Driven – Demonstrated success in leasing with a proven ability to meet or exceed sales targets, and capable of mentoring team members to achieve the same level of enthusiasm and performance.Detail-Oriented - Strong attention to detail in managing schedules, meeting deadlines, and achieving leasing goals.Results-Oriented in Challenging Markets – Collaborate with and guide onsite teams in communities not meeting expectations, providing hands-on support, coaching, and mentorship to improve leasing performance, while analyzing and sharing effective strategies using the 5 P’s of marketing (Product, Price, Place, Promotion, People).EDUCATION, TRAINING AND / OR EXPERIENCE :
High school diploma or equivalent is required. Bachelor’s degree in marketing or property management is preferred.Position requires 5+ years of property management experience with a history of advancement.CAM, CAPS, or CALP credential is preferred.SUPERVISORY RESPONSIBILITY :

While performing the duties of this job, the Lease-Up Coordinator is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The Lease-Up Coordinator is occasionally required to stand; walk; and stoop, kneel, crouch, or crawl. The employee must occasionally lift and / or move up to 25 pounds. Specific vision abilities required by this job include close vision, and ability to adjust focus.
