Job description

Community Manager

The Community Manager reports directly to the Portfolio Manager and oversees the on‑site operation of the apartment complex. The role requires the ability to walk the property regularly, maintain a valid driver’s license, and manage both resident relations and property maintenance within budget and company policy.

  • Observe the condition of buildings, grounds, and tenant units; arrange for appropriate maintenance, repair, and improvement.
  • Maintain a valid driver’s license.
  • Establish work schedules, set standards, and assign tasks to staff as needed.
  • Follow company policy in all financial and clerical procedures, ensuring compliance of all office personnel.
  • Maintain accurate and timely entries in the computerized property management system.
  • Follow and keep an accurate Budget Control System and Purchase Order system as instructed by the Regional Manager.
  • Ensure the property management system complies with HUD (where applicable) and company policy, including required documentation such as leases, applications, and work orders.
  • Produce and transmit accurate daily, weekly, and monthly reports to the appropriate recipients as directed by the Regional Manager.
  • Process all invoices for payment promptly, with correct coding for all items.
  • Assign specific financial and clerical duties to office personnel and monitor their performance.
  • Collaborate with employees to improve their performance within their capabilities.
  • Determine strengths and weaknesses of staff and support building their strengths.
  • Conduct monthly training sessions.
  • Operate the project within budget and spending limit guidelines.
  • Supervise all project employees, including hiring and firing in accordance with company policy.
  • Keep the Portfolio Manager informed of progress on any major projects.
  • Supervise on‑site personnel in managing resident relations and foster a genuine concern for resident welfare.
  • Set work hours based on occupancy; changes require supervisor approval.
  • Inspect and approve all contract work performed on the property.
  • Maintain confidentiality of all personnel and resident files.
  • Approve payroll timesheets via email to Corporate Office by 10 : 00 a.m. CST on the Monday following the last day of any pay period.

Delegation of Authority : The Community Manager may delegate authority to key employees, but any delegation must be approved by the Portfolio Manager. The Community Manager retains primary responsibility for all activities, including duties assigned by the Portfolio Manager or other supervisors.
