Role Overview

As the Community Manager II, you’ll have a big mission. If you choose to accept it, your mission will be the oversight of successful day-to-day operations (financial, administrative, sales, marketing, and maintenance) of the community while ensuring company standards are achieved and excellent customer service is delivered. Key Responsibilities

• Regularly inspects the property to ensure company standards are met; takes action to establish property compliance with safety, industry, and city / state / federal regulations to ensure safe and stable operation; identifies areas of improvement and offers suggestions to improve efficiency, productivity, and profitability.
• Gathers, analyzes and interprets current market and economic trends that may impact the property and implements marketing and leasing strategies to achieve occupancy and revenue goals. Monitors and analyzes traffic logs, budget guidelines, renewal information, marketing data, etc., to provide up-to-date information.
• Develops resident retention strategies and communicates with residents in a timely manner; addresses service issues; monitors resident satisfaction in person or via follow-up calls, texts, or emails to ensure a positive living experience.
• Manages and coordinates requests for repairs and maintenance; ensures timely responses to service orders; verifies, inspects, and confirms status of vacant units; oversees preventative maintenance programs per BH guidelines.
• Partners with Regional Manager to create operating income / expense budgets reflecting owners’ objectives; ensures budgeting guidelines and financial systems (purchase orders, expense monitoring) are followed; processes payables and purchase orders; monitors vendor statements and balances.
• Reviews monthly income and expense reports and reports variances; coordinates collection and documentation of all revenues following lease obligations; collects delinquent accounts per BH policy; prepares weekly / monthly property operation reports (petty cash, variance, leasing, renewal, financial).
• Hires, trains, supervises, develops, and mentors property staff; conducts performance evaluations and takes corrective action as needed.
