Status : Full Time, Non-Exempt, First Shift

Starting Wage Range : $28.97 / hr. - $31.90 / hr.

Department : Clearview

Position Open Until Filled

  • Monday - Friday, 8 : 00am-4 : 30pm

ESSENTIAL FUNCTIONS

  • Directs the work of and manages assigned staff. Assist with interviewing and selection of new employees. Provides training and instructions and ongoing training needs. Assigns tasks, reviews work. May prepare performance evaluations. Provides assistance and answers questions, gives advice and recommendations to staff.
  • Performs preventative maintenance to systems; reviews log for specific assignments; logs completed work.
  • Oversees inspections on equipment, facilities, and systems to ensure the safety and proper working condition.
  • Responds to customer service inquires, providing appropriate follow-up, referral or resolution.
  • Develops and performs building inspection schedules; assures that all assigned facilities inspections are in compliance with departmental, state / federal rules and regulations.
  • Conducts campus-wide fire drills and provides education to staff on procedures on an ongoing basis.
  • Performs maintenance and operational duties with other personnel. Operates equipment such as power and hand tools as needed.
  • Responds to emergency situations concerning malfunctioning building equipment, tools, systems, and surfaces; analyzes situation and takes appropriate action.
  • Notifies Supervisor of servicing required by outside vendor.
  • Oversees work assignments and ensures projects of external vendors and contractors are completed in a timely manner meeting quality and workmanship standards.
  • Implements approved policies and procedures for efficient day to day operations to ensure all policies and procedures are current and in compliance with State, Federal and Local rules, regulations and codes.
  • Calculates the most efficient and cost-effective methods to extend and preserve the useful life of the existing and future facilities and equipment. Continues to identify process improvements, eliminates redundant systems, and implements cost control measurements.
  • Maintains appropriate records including complete equipment repair history, work orders, daily job card, and other related data.
  • Prepares cost estimates for repairs required; obtains price quotes from contractors for the repairs. Makes recommendations for purchase of equipment, services, and vehicles for sale of surplus items; prepares bid specifications.
  • Assists in preparation and monitoring of the division budget with respect to maintenance and operational needs.
  • Reinforces a safe working environment and ensures all activities are carried out in a safe manner; adheres to all safety regulations; ensures equipment is safely operated; ensures all regulations pertaining to the safe use of equipment are understood and followed.
  • Reports all accidents to the appropriate authority. Follows all policies for reporting, investigating, and follow-up of equipment incidents, or personal injuries. May investigate incidents as assigned.
  • Ensures all activities are carried out in a safe manner; adheres to all safety regulations; ensures all regulations pertaining to the safe use of equipment are understood and followed.
  • Provides backup assistance to other department personnel as needed.
  • Other duties as assigned.
  • REQUIRED JOB COMPETENCIES

  • Knowledge of the methods, techniques, and practices in the operation, repair and maintenance of buildings, facilities and equipment.
  • Knowledge of electrical, plumbing, HVAC, electronics, pneumatics, and digital controls.
  • Knowledge of and the ability to safely operate standard tools, machinery, and equipment used in building and grounds maintenance.
  • Knowledge of computer technology relating to building systems.
  • Knowledge of the County and Department's operating requirements, policies, procedures, and practices; and local, State, and Federal regulations related to department programs and operations.
  • Knowledge of principles and practices of budgeting, fiscal management, project management principles and techniques.
  • Ability to effectively utilize the principles of strategic and long and short-range planning.
  • Skill in analyzing complex administrative information and issues, defining problems, and evaluating alternatives and recommending methods, procedures and techniques for resolution of issues.
  • Ability to research and analyze detailed information and make appropriate recommendations.
  • Ability to develop department goals and objectives.
  • Ability to plan, develop, implement, and evaluate projects and programs.
  • Ability to develop, interpret and implement regulations, policies, procedures, written instructions, general correspondence, and other department specific documents.
  • Ability to prepare, recommend and monitor an operating budget, including line item budgeting.
  • Knowledge of management and supervisory practices & principles, including the ability to make final employment recommendations, preparing performance evaluations, managing time off, and maintaining personnel records.
  • Ability to adapt and take control of situations, dictating subordinate activities in a responsible manner.
  • Ability to instruct and train in methods and procedures.
  • Ability to organize, assign, and modify the work assignment of others, and (re)-establish priorities to meet deadlines.
  • Ability to establish and maintain accurate records of assigned activities and operations.
  • Ability to interpret and implement local policies and procedures; written instructions, general correspondence; Federal, State, and local regulations.
  • Skill in organizational and time management to prioritize duties to accomplish a high volume of work product while adapting to constant changes in priority.
  • Ability to perform detailed work accurately and independently in compliance with stringent time limits requiring minimal direction and supervision.
  • Ability to think quickly, maintain self-control, and adapt to stressful situations.
  • Knowledge of current office practices and procedures and knowledge of the operation of standard office equipment and software.
  • Knowledge of computer software including word processing, spreadsheet and database applications consistent for this position.
  • Ability to perform mathematical calculations required of this position.
  • Ability to communicate clearly, concisely and effectively in English in both written and verbal form.
  • Skill in researching and understanding complex written materials.
  • Ability to prepare and maintain accurate and concise records and reports.
  • Ability to apply sound judgment and discretion in performing duties, resolving problems and interpreting policies and regulations.
  • Ability to communicate detailed and often sensitive information effectively and concisely, both orally and in writing.
  • Ability to handle sensitive interpersonal situations calmly and tactfully.
  • Ability to maintain professionalism at all times.
  • Ability to maintain effective working relationships with individuals within and outside the organization.
  • Ability to maintain confidentiality and discretion regarding business-related files, reports and conversations, within the provisions of open records laws and other applicable State and Federal statutes and regulations.
  • Ability to work the allocated hours of the position and respond after hours as needed.
  • PHYSICAL AND WORK ENVIRONMENT

  • This work requires the occasional exertion of up to 50 pounds of force; work regularly requires sitting, frequently requires standing, speaking or hearing, using hands to finger, handle or feel and repetitive motions and occasionally requires walking, stooping, kneeling, crouching or crawling and reaching with hands and arms.
  • Work has standard vision requirements.
  • Vocal communication is required for expressing or exchanging ideas by means of the spoken word.
  • Hearing is required to perceive information at normal spoken word levels.
  • Work requires preparing and analyzing written or computer data and observing general surroundings and activities.
  • Work is frequently performed in a noisy environment, around mechanical equipment, and toxic chemicals.
  • Work will include outdoors in seasonal weather extremes.
  • Work is primarily in a health care setting where specialized resident programs are implemented.
  • Work environment includes exposure to infectious agents, chemical agents, and resident behaviors.

    Qualifications

    Education

    Associates (preferred)

    High School (required)

    Experience

    Associates degree in facilities management, a skilled trade, or other related field preferred.

    Previous supervisory experience preferred.

    (preferred)

    Must possess or obtain CPR / First Aid certification upon hire. (required)

    Must successfully pass caregiver and criminal background check. (required)

    High School Diploma / equivalent and five (5) years of increasingly responsible experience in facilities management, construction, or project management. Equivalent combination of education and experience which provides necessary knowledge, skills, and abilities may be considered (required)
