Facilities Maintenance Supervisor

The City of Azusa Public Works Department is now hiring a Facilities Maintenance Supervisor! SALARY AND BENEFIT INFORMATION $42.17 - $51.26 Hourly $3,373.52 - $4,100.53 Biweekly $7,309.29 - 8,884.49 Monthly Benefits affiliated with SEIU include a $1,700 - Monthly Flexible Benefits Plan Contribution for Medical Benefits, Bilingual Incentive Pay, City Paid Deferred Compensation, a generous Tuition Reimbursement Program, & so much more!

Under limited supervision, assigns, supervises, reviews, and participates in the work of skilled workers in the maintenance, alteration, limited construction and repair of City buildings and facilities; establishes maintenance policies and procedures; performs related duties as required.

Essential Functions

  • Establishes policies and procedures relating to the preventive maintenance and repair of various City and park facilities and buildings.
  • Plans, coordinates, supervises, and directs the work of staff engaged in facilities and building maintenance; inspects and supervises work performed to ensure compliance with established procedures.
  • Evaluates service needs and work methods; establishes and enforces operating and safety procedures.
  • Supervises the installation, servicing and repairs of plumbing fixtures, heating and air conditioning, electrical equipment and wiring, and any related facilities maintenance activities.
  • Estimates time and material costs; evaluates and institutes changes in work methods and priorities; assists in the preparation of the facilities maintenance section budget and monitors expenditures of allocated funds.
  • Receives, schedules, monitors progress, and implements work requests and responds to complaints regarding the level of maintenance services.
  • Determines products, materials, and equipment to be used in building and facility maintenance; may interact with sales representatives and related vendors; assists in the development and preparation of specifications and bid documents, prepares purchase orders; maintains inventories such that adequate materials, supplies, and tools are available; keeps records of time, materials, supplies, equipment, and work performed.
  • Assists in the selection of departmental / divisional employees; plans, organizes, and assigns work; develops and establishes work methods and standards; conducts or directs staff training and development; reviews and evaluates employee performance; recommends disciplinary action.
  • Coordinates major maintenance or construction projects with staff and contractors; assists in project management related to Capital Improvement Projects (CIP); reviews plans and blueprints of proposed projects; inspects work performed by contractors to ensure compliance with City regulations and standards; monitors contracts and assists in the development of new contracts for outside services.
  • Establishes procedures to comply with applicable regulations, standards and codes.
  • Performs related maintenance and repair work when necessary.

Qualification Guidelines

EDUCATION AND / OR EXPERIENCE Education : HS / GED. Experience : Five (5) years of increasingly responsible experience in general maintenance or construction, including two (2) years in a lead or supervisory capacity.

LICENSES OR CERTIFICATION Possession of and ability to maintain a valid Class B California Driver's License with Tank Combination Endorsement and a satisfactory driving record. Possession of and ability to maintain a valid Class C California Driver's License and a satisfactory driving record.

KNOWLEDGE, SKILLS, AND ABILTITIES Knowledge Considerable knowledge of the tools, equipment, supplies, and safe methods of facilities maintenance work, including such areas as electrical, heating, air conditioning, carpentry, plumbing, and general maintenance. Accurate record keeping, budgeting, and purchasing procedures. Pertinent laws, codes, and safe work practices. Methods and techniques of supervision and work planning.

Ability Ability to communicate clearly and concisely, both orally and in writing. Prepare reports and keep accurate records. Prepare cost estimates for time and materials. Select, train, supervise, and evaluate employees. Recommend appropriate discipline for employees. Train personnel on divisional activities, procedures and regulations. Make decisions regarding operational and personnel functions. Operate programs within allocated amounts. Estimate actual costs for projects and supplies. Respond to emergency and problem situations in an effective manner. Communicate effectively with a variety of personnel including City staff, other agencies, contractors and vendors. Establish / maintain effective working relationships. Interpret and apply rules, regulations, procedures and policies. Understand and follow verbal and written directions; work independently. Use and care of a variety of tools. Work safely and enforce operating and safety practices / procedures; materials, and equipment common to the building trades. Plan, assign and inspect the work of subordinates. Allocate equipment, materials, and personnel in a cost-effective manner. Read and interpret blueprints and building plans. Effectively manage projects and related capital improvement projects related to buildings / city facilities. Ability to operate a computer and various software. Perform other related duties as required.

Special Requirements / Physical, Mental, Environmental Conditions

MARGINAL FUNCTIONS These are position functions which may be changed, deleted, or reassigned to accommodate an individual with a disability.

ENVIRONMENTAL CONDITIONS Work is performed in a standard office setting and in the field. May be exposed to dangerous machinery. Extreme weather conditions, potential physical harm, and hazardous chemicals. Incumbents may be required to work extended hours including evenings and weekends from time-to-time.

PHYSICAL CONDITIONS Primary functions require sufficient physical ability and mobility to work in an office setting. to stand or sit for prolonged periods of time; to occasionally stoop, bend, kneel, crouch, reach, and twist. To lift, carry, push, and / or pull light to moderate amounts of weight of up to 50lbs. To operate office equipment requiring repetitive hand movement and fine coordination including use of a computer keyboard.
