The Role

We areseeking an experiencedand proactive Commercial Project Manager to join our team inthe Triangle area. The ideal candidate will have specialized experience in Corporate Interiors, LifeSciences, Healthcare, and Industrial / Manufacturing projects.This role requires someone who can hitthe ground running , take ownership of projects from start tofinish, and excel in a fast-paced commercial construction environment.

As a Project Manager at Gateway BuildingCompany , you will serve as the primary point of contact for clientsand trade partners, overseeing all aspects of a project from preconstruction throughcompletion and warranty management . The ideal candidate willhave a strongbackground in commercial construction , exceptionalproblem-solving skills, and a hands-on, solution-driven approach.

What You'll Do

• Oversee projects frompreconstruction to closeout, serving as the primary client and tradepartner contact.
• Lead the detailed estimatingprocess, providing accurate conceptual and detailed estimates at eachproject phase.
• Partner with clients and designteams to value engineer and deliver projects that align with budget goals.
• Develop and manage budgets,estimates, schedules, and contracts to ensure on-time, within-budgetdelivery.
• Lead and coordinate project teams,subcontractors, and stakeholders to align with project goals.
• Ensure quality control,compliance, and risk management throughout all project phases.
• Maintain clear communication anddocumentation for project tracking and reporting.
• Ensure strict compliancewith healthcare and life science construction requirements (ASHRAE, GMPguidelines, etc.)
