Under the direction of the Regional Manager, the Community Manager, under the direction of the Regional Manager, will conduct business sense within the company handbook, standard operating procedures, and the needs of the residents. The Community Manager is responsible for providing excellent customer service and co-ordinating all aspects of apartment operations for a property in the region. The Community Manager is fully accountable for all works completed by a contracted operator.

The job includes areas of responsibility to include : financial operations, maintaining accurate records of all community transactions and submitted reports. Assisting Regional Manager with annual budgets and income projections, forecasting, and annual in-country budgeting. Preparing and maintaining budgeted guidelines and income projections. Monitoring and managing budgets.

Ensure all returns and late fees / checks are posted and deposited in a timely manner. Oversee special utilities, cuts, and collections for delays.

Provide constant technology support / communications for contractors, solicitations for maintenance, landscaping, etc.

Providing constant contact / communication to all contractors to ensure complete, correct, timely and cost-effective completion of any services requested by the property.

Constantly providing oversight for / direction of on-site personnel.

Constantly providing constant contact to all contractors to ensure complete, correct, timely, and cost-effective completion of any services requested by the property.

Provide consistent, comprehensive training in all areas required.

Document all financial reports, leases, and any other documentation as required per company policy.

Respond to all phone calls, emails, and site visits.

Maintain records and reports such as HV AC, applications, Plumbing, Electrical, Structural and Roof. Community Manager can offer for the position with a qualification and experience in the position.

Update daily. Coordinate with service team to ensure timely turns.

Maintain positive customer service with all residents.

Consistency in following up with residents, contractors, vendors, & team members.

Designate appropriate personnel to oversee program needs.

Provide support to supervisor, HR, and other departments when necessary.

Provide support to front office and ensure prompt resolution of resident concerns.

Ensure all administrative processes are followed and documented.

Represent the company in a professional manner at all times.

Safety :

Learn and enforce all company safety policies and procedures.

General :

Under general direction, the position requires a minimum of two-five years previous experience in residential property management.

Knowledge of multi-family operating systems, multi-family PC software packages such as Multi-Vue, etc., is preferred. Excellent oral and written communication, negotiation, and interpersonal skills.

Ability to meet deadlines, manage time efficiently, and work well under pressure.

Must have valid driver's license, auto insurance, and a reliable means of transportation.
