Position Summary
The on site Project Manager is responsible for controlling the schedule, cost and quality of the construction project while maintaining client expectations throughout the process. The project manager holds ultimate accountability for the project team.

Essential Duties & Responsibilities
Lead, manage, and take ownership of your projectLead onsite team while maintaining communication and organizationOrchestrate and lead OAC meetingsFacilitate project design changesNegotiate, prepare, and execute subcontract agreements and change ordersMaintain job cost report and keep client informedPrepare monthly project pay applicationsCommunicate relevant project information to appropriate parties, resolve and / or escalate issues in a timely fashionParticipate in company meetings and professional development opportunitiesTeam management : encourage collaboration, mitigate conflict, foster positive communication, acknowledgement, and appreciationEffective project management : apply company core values, enforce standards, and minimize exposure to riskMaintain highest level of confidentialityALWAYS act in the best interest of the client and companyMINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)
Prior construction project management experience of over 5 yearsEstimating experienceScheduling experiencePleasant and confident demeanorStrong communication skillsEfficient and well organizedProficiency with Excel, Bluebeam, Procore, scheduling softwareAbility to communicate difficult and / or sensitive information tactfullyKEY RESPONSIBILITIES
Lead, manage, and take ownership of your projectFinancial Health - Job Billing & Costing :Project billings are kept current and go out on timeJob cost report up to date and balanced weekly, monthly, throughout the job.Document Control - Job records are kept current : Contracts, Drawings, Submittals & Samples, RFIs, Close out and as built drawingsBuyout & Procurement – Subcontracts, submittals, approvals, and deposits should all be in place to not disrupt the project schedule and workflowClient & consultant managementSubcontractors – subs are kept current on information, invoices, payment, change orders.
