Position Summary

The on site Project Manager is responsible for controlling the schedule, cost and quality of the construction project while maintaining client expectations throughout the process. The project manager holds ultimate accountability for the project team.

Essential Duties & Responsibilities

  • Lead, manage, and take ownership of your project
  • Lead onsite team while maintaining communication and organization
  • Orchestrate and lead OAC meetings
  • Facilitate project design changes
  • Negotiate, prepare, and execute subcontract agreements and change orders
  • Maintain job cost report and keep client informed
  • Prepare monthly project pay applications
  • Communicate relevant project information to appropriate parties, resolve and / or escalate issues in a timely fashion
  • Participate in company meetings and professional development opportunities
  • Team management : encourage collaboration, mitigate conflict, foster positive communication, acknowledgement, and appreciation
  • Effective project management : apply company core values, enforce standards, and minimize exposure to risk
  • Maintain highest level of confidentiality
  • ALWAYS act in the best interest of the client and company
  • MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Prior construction project management experience of over 5 years
  • Estimating experience
  • Scheduling experience
  • Pleasant and confident demeanor
  • Strong communication skills
  • Efficient and well organized
  • Proficiency with Excel, Bluebeam, Procore, scheduling software
  • Ability to communicate difficult and / or sensitive information tactfully
  • KEY RESPONSIBILITIES

  • Lead, manage, and take ownership of your project
  • Financial Health - Job Billing & Costing :
  • Project billings are kept current and go out on time
  • Job cost report up to date and balanced weekly, monthly, throughout the job.
  • Document Control - Job records are kept current : Contracts, Drawings, Submittals & Samples, RFIs, Close out and as built drawings
  • Buyout & Procurement – Subcontracts, submittals, approvals, and deposits should all be in place to not disrupt the project schedule and workflowClient & consultant management
  • Subcontractors – subs are kept current on information, invoices, payment, change orders. Happy subs = Happy jobs
