About the Role :
The Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic quality of residential and commercial properties within the real estate development and management sector. This position is responsible for performing a wide range of maintenance tasks, including plumbing, electrical wiring, carpentry, and mechanical repairs, to maintain and improve property conditions. The technician will conduct regular inspections, troubleshoot issues, and execute repairs promptly to minimize downtime and enhance tenant satisfaction. Working closely with property managers and other team members, the Maintenance Technician helps uphold the value and appeal of the properties under management. Ultimately, this role contributes to creating a safe, comfortable, and well-maintained environment for tenants and visitors alike.
Minimum Qualifications :
- High school diploma or equivalent.
- Live within 30 minutes of property located in Tampa.
- Proven experience in maintenance work involving plumbing, electrical wiring, carpentry, and mechanical repairs.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Physical ability to climb ladders, lift heavy objects, and perform manual labor.
- Strong communication skills including the ability to talk and hear effectively in a work environment.
Preferred Qualifications :
Certification or vocational training in HVAC, electrical, or plumbing trades.Experience working in real estate development, property management, or related industries.Familiarity with safety standards and building codes relevant to maintenance work.Basic computer skills for maintenance tracking and reporting.First aid and CPR certification.Responsibilities :
Perform routine and emergency maintenance tasks including plumbing repairs, electrical wiring, drywall installation, and mechanical system servicing.Use precision measuring tools to assess and execute repairs or installations accurately.Inspect and maintain mechanical systems such as HVAC units, elevators, and other building equipment to ensure optimal operation.Carry out carpentry work including framing, door and window repairs, and cabinetry as needed.Climb ladders and access elevated areas safely to perform maintenance and inspections.Communicate effectively with property management and tenants to report issues, provide updates, and coordinate maintenance schedules.Maintain detailed records of maintenance activities, repairs, and materials used.Adhere to all safety protocols and regulations to ensure a safe working environment.Preferred Skills :
