Position Summary
The Senior Project Manager (SPM) is responsible for the comprehensive oversight of construction projects, with a particular focus on managing third-party general contractors. This role involves travel to project sites, ensuring that all phases of the project are completed on time, within budget, and to the highest standards. The SPM will leverage their construction and real estate development experience to drive project success and maintain strong relationships with internal and external stakeholders. Qualified applicants must have experience in multifamily construction, including working with AIA contracts, design coordination, and PROCORE software.
Develop detailed project plans including scope, schedule, budget, and resource allocation.
Foster collaboration among internal departments, consultants, and field personnel.
Develop and implement a detailed overall project budget in partnership with the developer, general contractor, and lead project accountant.
Develop and maintain project schedules in partnership with the General Contractor.
Evaluate and select third-party general contractors based on qualifications, bids, and scopes of work.
Review and manage change orders to ensure they align with project scope, budget, and schedule.
Ensure all work complies with contract documents, specifications, codes, and safety regulations.
Serve as the primary liaison with clients, consultants, and regulatory agencies.
Oversee project closeout activities, including punch lists, final inspections, and turnover documentation.

You are required to work both inside and outside the office and in all areas of the job sites, including new construction, job trailers, enclosed offices, and frequently exposed to outside elements, where temperature, weather, odors, and landscape may be unpleasant and / or hazardous.
PHYSICAL DEMANDS :
To successfully perform the essential functions of this role, the Employee must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the corporate offices and job sites—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind.
Employees must be capable of lifting or moving items up to 20 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
