Overview
The Collier Companies is seeking a Project Manager! This is an on-site role, reporting out of The Collier Companies Florida Home Office in Gainesville, which offers beautiful natural areas, a temperate climate, and tremendous educational, cultural, and commercial opportunities. The successful Project Manager will have a minimum of 5 years' of field experience in multi-family construction management.
Responsibilities
- Construction project oversight and coordination of day-to-day activities on multi-family projects.
- Project coordination, job costing and estimating; manage budgets and schedules.
- Work with municipalities and governmental agencies; communicate with JV partners, owners, and general contractors.
- Handle RFIs, change orders, submittals and resubmittals; maintain project schedule and field workmanship.
- Oversee draw process; participate in contract negotiation and review of sub-consultants.
- Maintain schedule, budgets, and quality control; strive for zero punch lists.
- Monitor and report on project progress to stakeholders.
Qualifications
Experience as PM or APM managing ground-up multi-family, mid-rise, AL, hotel or similar multi-story projects up to $30M.Strong field experience and knowledge of construction processes, common site problems and solutions.Experience identifying unauthorized change orders or deficiencies in current plans.Experience with wood framing products.Well-versed in sequencing and scheduling.Ability to read construction plans and specifications.Understanding of job cost control and cost control reporting.Proficient in MS Office (Excel, Word, Outlook, Project).Bachelor's degree in Construction Management preferred.Day-to-day Responsibilities
Ensure job estimates are complete and accurate and bid deadlines are met.Direct all pre-construction activities to obtain permits and finalize contract documents.Create and maintain project schedules.Build schedule of value for the project.Ensure RFIs, PCOs, COs, submittals, and cost issues are submitted and resolved in a timely manner.Review and resolve GC draw requests and change order requests for payment.Conflict resolution; maintain quality control throughout all processes; target zero punch lists.Complete all project closeout documentation and approve release of any retention.Schedule and conduct regular job meetings with all parties as required for success.Communicate and document project progress through regular verbal and written reports; foster positive relationships with all parties involved.Represent The Collier Companies professionally at all times.Perks – The Good Stuff
