HSL is hiring a Community Director – East & Central Tucson, AZ
HSL is a locally owned and operated real estate development and management company that has been headquartered in Tucson, Arizona for 50 years.

The Community Director is responsible for and effectively manages all aspects of property operations.
In addition to training the Assistant Community Director, the Community Director is required to supervise all team members and reports to the Regional Asset Manager.

The Community Director is primarily responsible for effectively overseeing the day-to-day operations of the community with particular emphasis on managing people, including the staff, residents, and vendors.

Main duties for the Community Director will include :
Managing the Assistant Community Director and Leasing staff and directing, coordinating, and evaluating the Maintenance teamHiring, terminating, training, motivating and supervising on-site staff, in accordance with HSL standards, including :New employee onboarding and indoctrination
Annual performance reviewsReview and approval of timesheetsInstructing and advising on-site staff of employee procedures and guidelinesOngoing training with office staff regarding processes, procedures, workplace safety, etc.Maintaining accurate payroll recordsLeading the formulation of annual budgets and is responsible for staying within the established budget guidelines throughout the yearEnsuring all rents are collected when due, posted in a timely manner, and that all bank deposits are made immediatelyPerforming resident evictions as needed or directedCommunicating effectively with vendors, contractors, and HSL stakeholders concerning work scheduling, billings, certificates of insurance, etc.Managing all aspects of lease terms, including conflict resolution, move-in procedures, eviction processes, safety procedures, and financial transactionsApproving and submitting all invoices to the Corporate Office for payment, maintaining accurate records, and submitting required reports to the Corporate Office as requiredInspecting move-in / move-outs with residents and reviewing all notices to vacate to determine the cause of the move-outInitiating and implementing policies and procedures to maintain resident communications including service requests, complaints, inquiries, etc.Ensuring all lease files are complete, accurate, approved, and properly executedOpening the community’s leasing office on schedule and ensuring the condition of the office, common areas, and model apartments meet HSL standardsAttending scheduled corporate management meetingsReporting all liability and community-related incidents to the Corporate Office immediatelyEnsuring that all workers' compensation claims are reported, and proper paperwork is completedShopping competition and maintaining awareness of market conditions, competitive changes, and industry trends via monthly surveys, trade publications, professional organizations, local associations, etc., including verifying quality and accuracy of outside advertising sources and providing trend report information as requiredPerforming all leasing duties as neededCompleting any additional duties assigned by the Regional Asset ManagerSkills & Qualifications
Communication skills (both verbal and written) and people skills for developing personal connections with staff, vendors, prospective residents, current residents, and HSL stakeholders including the ability to :Communicate over the telephone and in-person with prospects, residents, vendors, corporate and resident staff, etc.
Function effectively in a sales, marketing, and customer service environmentIdentify issues, answer questions, and address concerns in a professional manner including effectively presenting information and responding to inquiries from groups of managers, clients, residents and the general publicRead, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulationsEffectively present information to customers, clients, and other employees of the organization including speaking effectively before small groupsRead and interpret documents, write short correspondence and memos, and compile routine reports and correspondence in a timely and accurate mannerAdd, subtract, multiply, and divide all units of measure, using whole numbers, common fractions and to compute rates, ratios, discounts, commissions, and bonusesTranslate financial and legal real estate terminology into common language and interpret a variety of instructions in any formSolve practical problems and deal with a variety of variables in situations where only limited standardization existsBasic bookkeeping, computer, internet, email, presentation, and typing skillsBilingual language skills (i.e., Spanish) not required, but is a plusConflict resolution experience, especially as it relates to staff, is a plusJob Requirements
