With a 55,000 SF modular manufacturing facility, an in-house architectural and construction team, and a growing portfolio of market rate and affordable housing projects, Impact Housing is scaling its operations to deliver meaningful, innovative housing solutions.
SUMMARY OF POSITION
We are seeking a detail-oriented Procurement Specialist to support our modular home manufacturing operations by sourcing, purchasing, and managing construction materials, components, and supplies. This role focuses on tactical procurement activities, vendor coordination, and purchase order management to ensure our production lines have the right materials at the right time and cost. The ideal candidate will have experience with construction materials and understand the unique requirements of modular home manufacturing.
KEY RESPONSIBILITIES
Tactical Procurement Operations
- Execute purchase orders for construction materials, fixtures, appliances, and manufacturing supplies based on production requirements
- Source and evaluate suppliers for lumber, drywall, insulation, roofing materials, windows, doors, and modular home components
- Obtain competitive quotes and conduct price comparisons to ensure cost-effective purchasing decisions
- Process requisitions and maintain accurate purchase order documentation and tracking systems
- Coordinate delivery schedules with suppliers to align with production timelines and warehouse capacity
- Monitor purchase order status and proactively communicate delivery updates to production planning and warehouse teams
- Handle expediting of critical materials and coordinate emergency purchases to prevent production delays
Vendor Management and Coordination
Maintain vendor master data and contact databases for construction material suppliersBuild and maintain relationships with local and regional suppliers of building materialsCoordinate with suppliers on delivery schedules, quality specifications, and special handling requirementsProcess vendor invoices, resolve discrepancies, and ensure proper receipt documentationSupport supplier qualification activities and maintain vendor compliance documentationCommunicate quality issues and coordinate returns or replacements with suppliersTrack and report supplier performance metrics including delivery, quality, and responsivenessConstruction Material Expertise
Develop knowledge of building materials specifications, grades, and quality standardsUnderstand modular home construction requirements and building code compliance needsCoordinate procurement of specialized components such as HVAC systems, electrical panels, and plumbing fixturesWork with engineering and quality teams to ensure purchased materials meet design specificationsMaintain awareness of sustainable and green building material optionsSupport value engineering initiatives by researching alternative materials and suppliersAdministrative and Compliance Activities
Maintain procurement records and documentation for audit and compliance purposesGenerate purchase reports and spend analysis for management reviewEnsure compliance with company purchasing policies and approval workflowsSupport month-end and quarter-end closing activities with accurate accrual reportingAssist with inventory management and coordinate with warehouse on material receiptsParticipate in continuous improvement projects focused on procurement process optimizationQUALIFICATIONS
Education and Experience
Associate degree in Business, Supply Chain, or related field, OR equivalent work experience2-4 years of procurement, purchasing, or supply chain experienceExperience with construction materials, building supplies, or manufacturing procurement preferredKnowledge of modular construction or residential building materials strongly preferredTechnical Skills
Proficiency in ERP systems for purchase order processing and vendor managementStrong Excel skills for data analysis, price comparisons, and reportingUnderstanding of procurement processes, terms, and documentation requirementsBasic knowledge of construction materials, specifications, and quality standardsFamiliarity with Incoterms and shipping / logistics coordinationCore Competencies
