With a 55,000 SF modular manufacturing facility, an in-house architectural and construction team, and a growing portfolio of market rate and affordable housing projects, Impact Housing is scaling its operations to deliver meaningful, innovative housing solutions.

SUMMARY OF POSITION

We are seeking a detail-oriented Procurement Specialist to support our modular home manufacturing operations by sourcing, purchasing, and managing construction materials, components, and supplies. This role focuses on tactical procurement activities, vendor coordination, and purchase order management to ensure our production lines have the right materials at the right time and cost. The ideal candidate will have experience with construction materials and understand the unique requirements of modular home manufacturing.

KEY RESPONSIBILITIES

Tactical Procurement Operations

  • Execute purchase orders for construction materials, fixtures, appliances, and manufacturing supplies based on production requirements
  • Source and evaluate suppliers for lumber, drywall, insulation, roofing materials, windows, doors, and modular home components
  • Obtain competitive quotes and conduct price comparisons to ensure cost-effective purchasing decisions
  • Process requisitions and maintain accurate purchase order documentation and tracking systems
  • Coordinate delivery schedules with suppliers to align with production timelines and warehouse capacity
  • Monitor purchase order status and proactively communicate delivery updates to production planning and warehouse teams
  • Handle expediting of critical materials and coordinate emergency purchases to prevent production delays

Vendor Management and Coordination

  • Maintain vendor master data and contact databases for construction material suppliers
  • Build and maintain relationships with local and regional suppliers of building materials
  • Coordinate with suppliers on delivery schedules, quality specifications, and special handling requirements
  • Process vendor invoices, resolve discrepancies, and ensure proper receipt documentation
  • Support supplier qualification activities and maintain vendor compliance documentation
  • Communicate quality issues and coordinate returns or replacements with suppliers
  • Track and report supplier performance metrics including delivery, quality, and responsiveness
  • Construction Material Expertise

  • Develop knowledge of building materials specifications, grades, and quality standards
  • Understand modular home construction requirements and building code compliance needs
  • Coordinate procurement of specialized components such as HVAC systems, electrical panels, and plumbing fixtures
  • Work with engineering and quality teams to ensure purchased materials meet design specifications
  • Maintain awareness of sustainable and green building material options
  • Support value engineering initiatives by researching alternative materials and suppliers
  • Administrative and Compliance Activities

  • Maintain procurement records and documentation for audit and compliance purposes
  • Generate purchase reports and spend analysis for management review
  • Ensure compliance with company purchasing policies and approval workflows
  • Support month-end and quarter-end closing activities with accurate accrual reporting
  • Assist with inventory management and coordinate with warehouse on material receipts
  • Participate in continuous improvement projects focused on procurement process optimization
  • QUALIFICATIONS

    Education and Experience

  • Associate degree in Business, Supply Chain, or related field, OR equivalent work experience
  • 2-4 years of procurement, purchasing, or supply chain experience
  • Experience with construction materials, building supplies, or manufacturing procurement preferred
  • Knowledge of modular construction or residential building materials strongly preferred
  • Technical Skills

  • Proficiency in ERP systems for purchase order processing and vendor management
  • Strong Excel skills for data analysis, price comparisons, and reporting
  • Understanding of procurement processes, terms, and documentation requirements
  • Basic knowledge of construction materials, specifications, and quality standards
  • Familiarity with Incoterms and shipping / logistics coordination

  • Active participation on kaizen events and continuous improvement projects focused on material flow & cost optimization
  • Assure pull systems usage to reduce work-in-process inventory while maintaining production flow
  • Collaborate with manufacturing teams to identify and eliminate supply chain-related waste
  • Support production schedule adherence through proactive material procurement according with materials planning.
  • Preferred Qualifications

  • Bachelor's degree in Business Administration, Supply Chain Management, or related field
  • APICS or other procurement / supply chain certification
  • Experience with construction industry suppliers and distribution networks
  • Knowledge of lean manufacturing principles and just-in-time procurement
  • Previous experience in manufacturing environment with production scheduling coordination
  • Familiarity with building codes and construction material compliance requirements

  • Reports to Supply Chain Manager
  • Collaborates closely with Production Planning, Warehouse, Quality, and Engineering teams
  • Interfaces regularly with external suppliers and logistics providers
