CONSTRUCTION PROJECT MANAGER SUMMARY :
The Project Manager is responsible for overseeing the planning, coordination, and execution of construction projects from start to finish. This role involves managing project timelines, budgets, and resources while ensuring compliance with safety standards and building codes. The Project Manager works closely with clients, contractors, subcontractors, and team members to ensure projects are completed on time, within budget, and to the required quality standards. Strong leadership, problem-solving, and communication skills are essential to successfully manage the day-to-day operations of a construction site.
CONSTRUCTION PROJECT MANAGER DUTIES :
JOB SET-UP :
- Contract review, comparison to original bid documents to ensure it is congruent to the original submission
- Review project plans, specifications, building codes and job specific requirements
- Production and review of subcontracts for any trade contractors on site
- Production of material procurement lists that meet submittal and spec guidelines, procurement of materials
- Establish project agreements, payment terms for subcontractors and vendors, review and approve
- Create and submit a billing Schedule of Values for the project
- Compilation and submission of full submittal packages
SCHEDULING :
Produce and maintain Critical Path Method based on project costs from bidSchedule Pre-con meetingsSchedule all inspections and permitting throughout the life cycle of the projectCommunicate and coordinate schedules of all employees, subcontractors, deliverables and equipment on job sitePunch list management and schedulingComplete and submit closeoutsQUALITY CONTROL :
Provide leadership and technical support to project engineers, field engineers and superintendentsEnsure all project documents are entered in the project management softwarePeriodic site visits to ensure quality control(travel necessary)Review of daily installation activities including subcontractorsReports to general contractor and owner about progress and any necessary modifications(change order)BUDGETING / BILLING :
Review and approval of expenses as applicable to the job costMaintain all asset schedules, including people and equipmentFinancial statement for project(job costing), to be reported weekly during active installation, otherwise monthlySupport Change Management, Cost Estimating, Revenue and Cost Forecasting and SchedulingProject billings and collection of payments in a timely mannerChecking and approving accounts payableSAFETY :
Responsible for all job safety reportingAssure that direct reporting employees follow safe work practices and use company guidelines and policies for planning and executing work in a safe mannerWork in a manner to ensure your personal safety and that of fellow employees by following company health and safety guidelines and policiesInvestigate potentially serious situations and implement corrective measuresREQUIRED EDUCATION AND EXPERIENCE :
2 years Engineering / Construction Management experience on commercial construction and / or completions of a 4-year bachelor's degree in Construction Management, Construction Science and / or Civil Engineering from an accredited post-secondary institutionMinimum of 5 years related experience(7+ preferred)Knowledge of project estimating, materials costing, and / or working with subcontractorsFamiliarity in Microsoft Office Suite, Procore, Bluebeam, Foundation, Dropbox or similar construction / accounting management softwareIn-depth understanding of construction operations and processes.Familiarity with state and federal safety standards, accountability for safety on all construction sitesA valid, state issued driver's license. Must be insurableAuthorization to work in the United StatesExcellent communication and interpersonal skills are crucial to the function of the positionADDITIONALLY REQUIRED QUALIFICATIONS :
