Job Title: Roll-Up Door TechnicianPosition Summary
The Roll-Up Door Technician is responsible for the installation, service, maintenance, and repair of rolling and coiling door systems in commercial and industrial environments. This role requires specialized expertise in rolling steel doors, security grilles, fire-rated doors, and motorized operators, with a strong focus on safety, code compliance, and precision workmanship.
Key Responsibilities
Install, service, troubleshoot, and repair roll-up and coiling door systems, including:
Rolling steel doors (service, insulated, and fire-rated)
Security grilles and rolling shutters
Counterbalance systems, barrels, springs, and guides
Chain hoists and motorized operators
Diagnose mechanical and electrical issues and perform corrective repairs
Adjust, balance, and tension rolling door systems to manufacturer specifications
Inspect doors and operators to ensure proper function and compliance with safety standards
Perform preventative maintenance to reduce downtime and extend equipment life
Ensure compliance with applicable building codes, fire door regulations, and OSHA safety requirements
Accurately document service calls, inspections, and repairs
Communicate professionally with customers regarding findings, recommendations, and completed work
Maintain tools, equipment, and service vehicles in safe working condition
Required Qualifications
2+ years of hands-on experience servicing and installing roll-up or rolling steel door systems
Strong mechanical aptitude with rolling door components and counterbalance systems
Working knowledge of motor operators, controls, and safety devices
Ability to read technical manuals, drawings, and wiring diagrams
Familiarity with fire-rated door testing and compliance requirements (where applicable)
Valid driver’s license with acceptable driving record
Ability to lift up to 75 lbs and work at heights
Preferred Qualifications
Manufacturer certifications (e.g., Cornell, Clopay, Cookson, Wayne Dalton, Raynor)
Experience with high-security or fire-rated rolling doors
Electrical troubleshooting experience (low-voltage and motor operators)
OSHA 10 or OSHA 30 certification
Experience in commercial, industrial, or retail environments
Work Environment & Physical Requirements
Work performed at customer job sites including warehouses, retail storefronts, parking structures, and industrial facilities
Frequent standing, climbing ladders, kneeling, and overhead work
Exposure to mechanical equipment, moving parts, and varying weather conditions
