Maintenance Technician / Building Engineer JOB DESCRIPTION

JOB TITLE : Maintenance Technician / Building Engineer

DIVISION : Property Management

JOB SUMMARY : Assist with day-to-day repairs and preventive maintenance of a commercial office building under the supervision of the Building Engineer.

MAJOR DUTIES AND RESPONSIBILITIES :

Building Systems : Support HVAC, plumbing, and electrical maintenance and repairs.

Preventive Maintenance : Perform routine checks and maintenance on fan coil units, makeup air units, water fountains, parking lot and building lights, fire alarm systems, sprinkler systems, and emergency lighting.

Daily Rounds : Report potential issues with building systems, and address tenant concerns presented in Wiggin Connect.

Work Orders : Respond to and update management on work order requests (Wiggin Connect).

Record Keeping : Assist in maintaining logs for equipment and maintenance activities.

Move-Ins / Move-Outs : Help with tenant transitions, ensuring protection of property.

Safety and Appearance : Maintain professional appearance and follow safety protocols.

After-Hours Calls : Be available for emergency responses as needed (Per On call Schedule).

REQUIREMENTS :

Education : High School diploma or equivalent.

Experience : Some field experience preferred.

Licenses / Certificates : Relevant certifications are a plus.

Computer Skills : Basic Microsoft Office knowledge.

Automobile Insurance : Proof of coverage required.

Background Check : Required prior to employment.

OTHER SKILLS AND ABILITIES :

Basic understanding of plumbing, electrical, and HVAC systems.

Reliable transportation and good driving record.

PHYSICAL AND MENTAL REQUIREMENTS :

Ability to lift up to 50 pounds, stand for long periods, and perform flexible body movements.

Good hearing and vision for equipment assessment.

Basic arithmetic and effective communication skills.
