Title : Florida Director of Property Management

Reports to : Chief Operating Officer
Status : Salary, Exempt
Position Summary :
Elevation Financial Group’s Florida Director of Property Management, will be innovative in the overall management of our real estate portfolio in Florida. The Director of Property Management will be accountable for leading teams, managing operations, finances, and tenant relations to maximize property value and owner objectives. This role requires strong leadership, financial acumen, strategic thinking, and expertise in property management software and legal regulations.
Essential Duties and Responsibilities :
Sales Excellence
- Oversee many successful Lease-Ups
- Creative Best Practices for On-line and Physical marketing of communities
- Ensure the monitoring of Google Ads and Online comments and reviews
NOI growth and optimization :
Work collaboratively with the Asset Management Team :
Create and implement value creation initiativesEnforce and monitor the asset management planEnsure new lease trade outs are maximizedEnsure renewal trade outs are maximizedLeadership and team management :
Recruit, train and mentor property managers to ensure highest standards of performance and professionalismEnsure properties are well-maintained, overseeing repairs and preventative maintenance programs to ensure functionality and compliance with safety codesBuild and maintain positive community livingLead by example and with kindnessBuild strong teams at each Florida propertyWork with development team for new properties to ensure expedited lease upFinancial Oversight :
Assist with developing property budgetsReview monthly financial statements for accuracyDevelop cost control measuresTrack Net Operating Income goals and Debt Service Ratio goalsNegotiate and monitor contracts with vendorsLegal and Regulatory Compliance :
Ensure Fair Housing Act requirements are metEnsure Grace Hill training requirements are metInterpret and apply relevant regulatory requirementsInterpret and apply relevant lawsEnforce company policiesRequirements :
5-8 years of experience in regional level multi-site property managementStrong understanding of financial reporting and asset management plansExceptional written and verbal communication skills with Director and Executive level colleaguesSolid analytical, attention to detail, and creative problem-solving skillsBachelor’s degree (B.A. or B.S.) from an accredited institutionKindness and a spirit of servant leadershipAbility to travel domestically to Elevation-owned propertiesOrganizational Responsibilities :
Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to property operations and reporting violations or infractions to appropriate individual(s)Identifies areas for improvement and offers suggestions to improve the efficiency, productivity, and profitability of the propertyKeeps abreast of new trends and changes in the industry and area(s) of responsibility by attending internal and external training classes, apartment association meetings, and other events, and accessing, other information sourcesKnowledge, Skills, & Abilities :
