Position Summary
The Facilities Mechanic is responsible for the maintenance and repair of heating, ventilation, air conditioning, and refrigeration systems, as well as general building infrastructure.
Position Duties and Responsibilities
- Assist in the installation, maintenance, and repair of HVAC systems in coordination with contractors and other trades.
- Perform routine maintenance tasks including filter replacement, coil cleaning, system checks, and cleaning of grills and ducts.
- Support senior technicians in troubleshooting and diagnosing HVAC issues; visually identify problems such as leaks using diagnostic tools.
- Effectively communicate across all levels and collaborate with the Facilities Director and General Manager to support informed decision-making.
- Identify maintenance risk on equipment.
- Install, connect, and adjust thermostats, timers, and system controls to manufacturer specifications.
- Repair or replace defective components, wiring, and equipment; test electrical circuits for continuity.
- Disassemble, clean, oil, and reassemble HVAC components; verify proper operation and compliance with plans and specifications.
- Conduct scheduled preventive maintenance and maintain accurate records using CMMS tools like MaintainX.
- Maintain inventory of critical parts and tools; ensure accountability and organization of work areas.
- Respond promptly to emergency repair situations and serve on a rotational basis as the on-call technician.
- Maintain and repair site equipment and assets by utilizing multiple craft skills (for example, plumbing, electrical, carpentry, and material handling equipment) and using hand tools, power tools, and other equipment to complete jobs
- Monitor tenant renovations and construction projects for compliance; collaborate with contractors on large-scale projects.
- Enforce OSHA regulations including PPE usage, hot work permits, and lockout / tagout procedures.
- Attend staff meetings and contribute feedback to improve operations.
- Maintain a professional, friendly, and efficient attitude toward clients, customers, and coworkers.
- Other tasks and projects as assigned by management.
- Protect employer’s privacy and data; keep passwords safe.
Knowledge and Skill
Universal CFC certification required.Strong understanding of refrigeration principles and refrigerant handling.Minimum 2 years of experience in HVAC and facilities maintenance.Large Scale RTU Experience preferredProficiency in pneumatic controls, building automation systems, and preventive maintenance software.High school diploma or equivalent required; Associate’s Degree or technical certifications preferred.Ability to read blueprints, schematics, and wiring diagrams.Strong knowledge of HVAC systems, electrical distribution, plumbing, mechanical, and fire protection systems.Ability to apply common sense and technical knowledge to solve problems involving machines and tools.Qualifications
Ability to work flexible hours, including occasional weekends.Lift up to 20 lbs frequently and up to 80 lbs occasionally.Regularly climb stairs and ladders; walk, stand, bend, and kneel for extended periods.Communicate clearly via radio and in person.Strong visual and auditory acuity.Operate computers and mobile devices effectively.Work in both temperature-controlled and non-temperature-controlled environments.Navigate all areas of the property, including roofs, basements, and confined spaces.
