Job Description

Develop detailed project scopes based on drawings and specifications for high-end custom homes. Perform quantity takeoffs for selected trades and manage the distribution of bid documents. Solicit, qualify, and organize proposals from subcontractors and suppliers specialized in luxury construction. Submit RFIs to architects and engineers while coordinating with municipalities on permits. Prepare trade-specific bid packages and evaluate plan revisions to ensure accuracy and alignment with project goals. Identify value engineering opportunities to optimize quality and cost. Act as a liaison between the Vice President of Pre-Construction, Project Managers, and external partners, maintaining clear and effective communication.

The Successful Applicant

Minimum of 5 years of construction estimating experience with a degree in Construction related field preferred. Experience in luxury residential construction is highly preferred. Proficient in Microsoft Office Suite and familiar with takeoff software like Bluebeam. Strong ability to read and interpret blueprints. Exceptional organizational and communication skills. Adept at working with high-level stakeholders, including architects, engineers, and clients.
