Lease Auditor

The Lease Auditor is responsible for performing approximately 300 lease audits per year to ensure Panda is being accurately billed by landlords for store leases. This position prepares written reports covering audit recommendations and findings and provides clear and precise audit results. The Lease Auditor resolves audit findings with landlords and negotiates settlements, securing financial recoveries. This position makes cost reduction recommendations to Real Estate Legal & Property Management regarding selected audit issues and future lease negotiations.

Job Responsibilities :

• Perform a minimum of 300 desktop audits in addition to 10-20 onsite audits of landlords' books and records involving review of annual reconciliation of operating expenses.
• Conduct expense analysis against lease language and market rates.
• Audit annual landlord reconciliation invoices for common area maintenance, real estate taxes, insurance, utilities, percent rent, etc. to identify obvious overcharges.
• Ensure Panda has been accurately billed and result in substantial savings for the company.
• Obtain detailed documentation and research and investigate information to determine validity of expenses, including compliance with laws, regulations, lease, and standards.
• Provide clear and precise audit results and recommendations.
• When necessary, communicate with landlords, Operations, and Legal departments to resolve audit findings and negotiate settlements.
• Collect overpayments uncovered during audits and secure financial recoveries.
• Provide guidance and answer questions that impact lease accounting during month-end close.
• Gather information pertaining to lease language, historical payments, and prior invoices to build an audit package for external auditors.
• Make cost reduction recommendations to Real Estate Legal and Property Management regarding selected audit issues and future lease negotiations.
• Act as the liaison between Operations and landlords regarding property management issues concerning the premises and common areas and / or related billings.
• Develop and maintain positive working relationships with Ops and landlords.
• Manage new store openings and prepare LTS's for new stores and renewals accurately.
• Maintain the accuracy of the property management database (AMT Direct), which includes tracking critical dates, lease abstracts, and lease summaries.
