Position Description
Bluebird Kids Health is seeking a dynamic Project Manager of Real Estate and Launch . Reporting to the Director of Growth & Launch, this role will drive end-to-end project management, from site selection, space design, construction, vendor management, and site readiness. This person will complete data analyses to inform site selection strategies and recommendations. As the primary liaison with brokers, architects, and contractors, the Project Manager will ensure timely, cost-effective launches. In addition to facilitating cross-functional launch meetings, this individual will contribute to the development of a rapid, repeatable launch playbook. The ideal candidate is highly motivated, detail-oriented, and adept at managing multiple complex projects in a fast-paced, growth-oriented environment.
What You’ll Do
Real Estate
- Lead project management for de novo clinic launches, including site selection, contracting, space design, construction, renovation / build-out, licensing, and site readiness
- Serve as the primary liaison with brokers, architects, general contractors, and external consultants
- Resolve construction-related issues, such as delays, budget concerns, or deviations from plans, by coordinating closely with relevant teams and external partners
Budget and Financial Management :
Draft and refine capital project budgets incorporating site-specific characteristics and engineering assessments, in collaboration with the finance teamSupport value engineering processes to align with financial goalsTrack and report on budget progress, including expenditure forecasts and variance analysisPrepare final budget presentations and project close-out reports, highlighting cost insights for future projectsIdentify opportunities for cost savings through bulk purchasing and efficient resource allocationDesign Coordination :
Collaborate with leadership to establish, refine, and enhance the architectural design programFacilitate communication between architects, engineers, and internal teams to ensure alignment on design feedback and changesOversee permit applications, tracking progress, and managing responses to ensure timely approvals in coordination with ArchitectGeneral Contractor (GC) Selection and Bidding :
Collaborate with architects to prepare bid documentation and establish selection criteriaIdentify and qualify potential GC bidders, managing pre-bid meetings and bid evaluationsAnalyze bids, provide recommendations, and coordinate contract negotiations with legal counselConstruction Scheduling and Management :
Manage site-specific construction schedules, ensuring alignment with broader project timelinesMonitor construction progress, quality, and compliance with plans, conducting regular site visits and inspectionsCoordinate GC mobilization, installation of systems, and ensure project milestones are met on scheduleLead weekly progress meetings, manage RFIs, change order requests, and provide solutions for construction challengesConduct final inspections, manage punch lists, and oversee the resolution of outstanding issuesEnsure all close-out documentation is completed and delivered to internal stakeholdersSite Set Up :
Establish and maintain key vendor relationships ensuring consistency, quality, cost-effectiveness, and timely set upEnsure successful inspections (OSHA, Fire Department, etc.) in collaboration with GC and ComplianceCoordinate with GC, Architect, IT, and other key vendors to schedule delivery and installationCoordinate delivery and set up of medical supplies, medical equipment, and office suppliesLaunch
Contribute to weekly cross-functional launch meetings, ensuring that all stakeholders are aligned on project timelines and deliverableSupport the development of a comprehensive launch playbook, defining standard operating procedures (SOPs), timelines, and tools to drive highly reliable and repeatable, on-time, on-budget launch processesContinuously improve launch processes, driving increased accuracy, timeliness, and quality of new site launches for optimal staff and patient experienceCoordinate schedules and activities across multiple projects, ensuring vendor alignment and mitigating conflictsOther Duties as AssignedWhat You’ll Need
Undergraduate degree in Business Administration, Construction Management, or related field3-6 years of experience in real estate, healthcare operations, project management, or other relevant roleExcellent communication and interpersonal skills, capable of working effectively across all levels of the organizationExcellent analytical and problem-solving skills, with the ability to interpret data and make data-driven decisions and recommendationsHighly detail oriented, with proven experience managing multiple complex projects at one timeFamiliarity with key tools (ArcGIS, project management platforms, etc.) is a plusHighly motivated, organized, self-starter, comfortable working in high growth environmentsBluebird Kids Health is an Equal Employment Opportunity Employer.
