General Manager – Sunroad Asset Management, Inc.

Summary :

The Asset Manager is responsible for overseeing the financial performance, operational efficiency, and strategic growth of a real estate portfolio. This role involves managing property assets, optimizing revenue, minimizing risks, and ensuring properties align with investment goals. The Asset Manager works closely with property managers, investors, and financial teams to enhance property value and maximize returns.

Essential Functions :

  • Oversee day-to-day asset management for a portfolio of residential, commercial, or mixed-use properties.
  • Develop and implement strategic plans to enhance asset value and maximize financial performance.
  • Monitor market trends, property values, and industry developments to inform investment strategies.
  • Identify opportunities for property improvements, repositioning, or acquisitions / dispositions.
  • Prepare and manage property budgets, financial models, and investment forecasts.
  • Analyze cash flow, revenue streams, and expense management to optimize profitability.
  • Track Key Performance Indicators (KPIs) such as occupancy rates, rent growth, and Net Operating Income (NOI).
  • Work with finance teams to ensure accurate reporting, valuations, and compliance with investor requirements.
  • Oversee leasing strategies, renewals, and rent escalations to drive revenue.
  • Maintain strong relationships with tenants, brokers, and leasing agents to ensure high occupancy rates.
  • Address tenant concerns, lease negotiations, and risk management to maintain asset stability.
  • Collaborate with property managers to ensure maintenance, capital improvements, and operational efficiencies.
  • Develop and implement cost-saving initiatives while maintaining asset quality.
  • Ensure compliance with local, state, and federal real estate regulations and industry best practices.
  • Conduct due diligence on potential acquisitions, dispositions, and refinancing opportunities.
  • Assess risk exposure, including market fluctuations, tenant defaults, and legal issues.
  • Develop and execute exit strategies for underperforming or mature assets.
  • Maintain satisfactory attendance.
  • Other duties as assigned.

Supervisory Responsibilities :

  • Qualifications :

    Minimum Qualifications :

  • Bachelor’s degree in Real Estate, Finance, Business, or a related field.
  • 5 years of experience in real estate asset management, property management, or investment analysis.
  • Strong knowledge of financial modeling, lease agreements, and real estate market analysis.
  • Proficiency in Microsoft Excel, ARGUS, Yardi, or other real estate financial software. Strong negotiation, analytical, and decision-making skills.
  • Ability to lift up to 15 pounds.
  • Ability to perform all essential functions of the job description.
  • Preferred Qualifications :

  • MBA or CFA, CPM, CCIM, or other real estate-related certifications.
  • Experience managing multi-family, commercial, industrial, or mixed-use properties.
  • Background in real estate acquisitions, development, or capital markets.
  • Strong understanding of 1031 exchanges, REIT structures, and real estate tax implications.
  • Physical Requirements :

  • Frequently stands, walks, sits; uses hands; frequently reaches with hands and arms; frequently talks and hears.
  • Occasionally climbs or balances; occasionally stoops, kneels, crouches, squats or crawls; occasionally lifts up to 15 pounds.
