Job Summary :
SPM Building Services is currently seeking a Project Manager to oversee all aspects of assigned rehab and large capital projects. This Project Manager is primed to be integral in the growth and development of the SPM Building Services platform. As such, this individual will be in the front seat for future positional growth opportunities.
SPM Building Services is a multi-family construction management company that specializes in project planning and management for large capital projects and value-add rehab strategies. SPM Building Services is affiliated with SPM, LLC which has a portfolio of nearly 200 communities under management in the Southeast and up the East Coast. Responsibilities :
Below are the key responsibilities for the Project Manager position. The list below is not all-inclusive of the responsibilities for this role but a general outline of the responsibilities for each project assigned.
- Work with clients to establish project scope and budget.
- Conduct pre-construction inspections.
- Estimate projects by working with a network of preferred vendors.
- Establish new vendor partners and constantly seek cost reduction opportunities.
- Establish detailed scopes of work for bidding.
- Execute competitive bidding process for each scope.
- Manage contract process.
- Place and manage large material import orders.
- Establish project schedules and work-flows.
- Ensure project stays on schedule and clients are kept up to date through recurring OAC calls and recurring site visits.
- Oversee projects Quality Assurance protocols in conjunction with community’s operations team.
- Conduct project punch walks.
- Manage material inventory through contracted vendors and recurring audits.
- Keep all projects up to date within company’s project management software.
- Communicate regularly with vendors / contractors and operations team to ensure all parties are always aligned.
- Oversee monthly draw / progress reporting process and budget / invoice administration.
Qualifications :
2-5 years of relevant construction or multi-family facilities experience.Excellent time management and organizational skills are critical.Construction Management background desiredKnown to be cool under pressure.Good knowledge of plumbing, electrical, HVAC, flooring, appliance, and irrigation systemsKnowledge of construction practices and sequencing.Ability to organize, set up systems and drive processes, and create order out of chaos.Team player with a positive and energetic attitudeAttention to detail and accuracy required.Professional written and verbal communication as well as interpersonal skills are key for interacting with the various parties involved in the assigned projects.Excited by the idea of a challenge and the opportunity to have a direct impact on the way a company does business.Flexibility to work within an ever-changing schedule including travel.Ability to work autonomously while keeping key stakeholders informed.Associate or bachelor's degree in construction management or related field preferred but not required.Work Environment :
Role splits time between an office setting and field work at the assigned project sites that often require overnight travel depending on the location of the project.Work in various weather conditions – heat, rain, cold, snow, etc.Physical Demands :
Position involves driving, sitting, standing and / or movement, the ability to exert minimal force of up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull and otherwise move objects. Must be able to climb ladders, scaffolding, and other means to reach and observe all areas of buildings.Benefits :
