Service Project Manager
The Service Project Manager is responsible for overseeing all aspects of the project and be responsible for managing the project costs, field labor, subcontractors / vendors and delivering a quality, safe and on time project, under budget, exceeding customer's expectations. First Line ownership / accountability / responsibility of the project(s).
Responsibilities include championing project safety, maintaining a safe and secure work environment, total responsibility of executing a project through the project life cycle, ensuring compliance with legal requirements, ensuring the quality of work to corporate standards and project requirements, conducting and documenting operational project meetings, negotiating and preparing vendor and subcontractor purchase orders, performing project set up, job costing system with labor, material, other and subcontracts cost codes, submitting to business unit operations manager for approval, conducting monthly reports and cost reviews, meeting or exceeding all financial budgets and labor productivity goals, driving cash flow, responsible for obtaining and coordinating appropriate lien waivers, state notifications and tax documentation, responsible for coordinating and quality assurance of project detail drawings, estimating change orders and submitting to Vice President for approval, daily project requirements including jobsites meetings, schedules deliveries, project site documentation, reviews jobsite labor reports, tool / equipment rental requisition, coordinates job progress, material and consumables requisitions, preparation and tracking of request for information, assists supervision with permitting and inspections, approves vendor / sub invoices, status reports, monthly billings and collections, building and maintaining strong customer relations with general contractor, subcontractors, vendors and owner, monitoring status of Risk Management, accountable for productivity, safety, and theft, identifying and developing field personnel including workers, foreman, and superintendent, verification of quality, accuracy, delivery, and installation of fabrication and equipment, finalizing O&M and start-up manuals, coordinating Start-up and commissioning process, calling for a final inspection certificate, working with supervision to complete punch list and prepares As-Builts drawings, preparing and sending Customer Warranty Letter, conducting Owner Orientation as required, collecting payments and retainage, closing project financials and files & stores documentation.
Qualifications include a 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing, minimum 5+ year's verifiable Project Management experience working for a mechanical subcontractor in the areas of commercial HVAC and Plumbing, verifiable experience in working on various projects at a time, effective verbal and written communication skills, detail-oriented and willing to tackle various ongoing projects in a fast-paced environment, versed in the industry and the Company's competitors, ability to multitask and perform duties outside of the scope of work when necessary.
Travel Requirements include 0-5% of time will be spent traveling to job site(s) / office location.
Physical / Work Environment Requirements include prolonged periods of sitting at a desk and working on a computer, climbing stairs, remaining in a stationary position, often kneeling, standing or sitting for prolonged periods, repeating motions that may include the wrists, hands and / or fingers, quiet environment, light work that includes adjusting and / or moving objects up to 20 pounds.
