Status : Full Time, Non-Exempt

Starting Wage Range : $25.64 / hr. - $28.22 / hr.

Department : Clearview

Position Open Until Filled

Work Schedule :

  • Monday-Friday : 8 : 00 a.m.-4 : 15 p.m.
  • Every third weekend : 6 : 30 a.m.-2 : 45 p.m. (Saturday and Sunday)
  • You'll have the Friday before and the Monday after that weekend off.
  • This is a three-person rotating schedule, and you'll have one Friday and one Monday with adjusted hours to cover for another team member's days off (6 : 30 a.m.-2 : 45 p.m.).

  • ESSENTIAL FUNCTIONS

  • Responds to emergency situations concerning malfunctioning building equipment including HVAC, natural gas, electrical, domestic water, boilers, chillers, generators, fire alarm system, etc.; analyzes situation and takes appropriate action.
  • Operates, adjusts, and repairs water / steam boilers, chillers / heaters, cooling towers, air handlers, exhaust fans, variable air volume systems, unit heaters, gasoline / diesel pumps, circulating pumps, and water softeners.
  • Repairs plumbing problems such as leaks, clogs, and continuously running fixtures.
  • Performs preventative maintenance to systems; reviews log for specific assignments; logs completed work.
  • Reviews building automation system checking for system abnormalities; follows up with walk-through to verify proper temperatures and equipment operation for occupant comfort and safety.
  • Performs water chemistry analysis on closed water loops, cooling towers, and domestic water.
  • Troubleshoots, adjusts, and repairs heating, ventilation and air conditioning electronic control systems including variable frequency drives, programmable control modules, system circuit boards, electronic valves, and associated wiring.
  • Works with high voltage electrical systems including installations, system repair, motor repair, transformers, breakers, fuses, contactors, switches, and combination high / low voltage.
  • Reviews building blueprints, wiring schematics, installation, operation, and service manuals to diagnose and repair building systems.
  • Prepares boilers and chillers for inspection.
  • Troubleshoots and repairs security systems including electronically operated doors, intercom / phone systems, lighting controls, etc.
  • Tests critical safety equipment including fire alarm systems, building sprinkler systems, panic alarms, intercom systems, emergency power supply generators, and transfer switches, etc.
  • Repairs commercial kitchen and laundry equipment including ranges, steam cookers and tables, refrigeration equipment, dishwashers, washer / extractors, dryers, etc.
  • Performs other lighter maintenance including moving furniture, fixing signs, painting, drywall repair, light fixture repair, plumbing fixture repair, and installation of flooring materials.
  • Designs, builds / fabricates, and installs various structures and enclosures.
  • Performs grounds work, snow removal, and sprinkler systems maintenance as required.
  • Cleans, lubricates, and performs preventive maintenance or repair on equipment.
  • Ensures all activities are carried out in a safe manner; adheres to all safety regulations; ensures all regulations pertaining to the safe use of equipment are understood and followed.
  • Reports all accidents to the appropriate authority. Follows all policies for reporting.
  • Maintains appropriate records including complete equipment repair history, work orders, daily job card, and other related data.
  • Completes records of labor and materials used for each work project.
  • Performs emergency repairs and work as necessary.
  • Assists with training new employees in their job duties.
  • Provides backup assistance to other department personnel as needed.
  • Other duties as assigned.
  • REQUIRED JOB COMPETENCIES

  • Knowledge of rough carpentry, finish carpentry, metal fabrication (welding), electrical wiring, plumbing, and heating / cooling systems.
  • Knowledge of the methods, techniques, and practices in the operation, repair, and maintenance of buildings, facilities, and equipment.
  • Knowledge of electrical, plumbing, HVAC, electronics, pneumatics, and digital controls.
  • Knowledge of computer technology relating to building systems and maintenance software programs.
  • Knowledge of safe operation and maintenance of tools, equipment, and facility systems.
  • Knowledge of Personal Protective Equipment.
  • Knowledge of mechanical systems, pneumatic, and electronic control systems, air flow measurement, air and hydronic balancing, indoor air quality, and thermal comfort guidelines, heating, ventilation, air conditioning, and applicable building codes.
  • Ability to read and interpret HVAC drawings, control schematics, blueprints, electrical code specifications, and diagrams for installation and repair of building control systems and HVAC equipment.
  • Knowledge of applicable regulatory, building, and trades guidelines and codes.
  • Knowledge of the operation, care, and repair of maintenance equipment and tools.
  • Working knowledge of occupational hazards (OSHA) and safe work practices.
  • Knowledge of the policies and procedures of the County.
  • Ability to establish and maintain accurate records of assigned activities and operations.
  • Ability to interpret and implement local policies and procedures; written instructions, general correspondence; Federal, State, and local regulations.
  • Skill in organizational and time management to prioritize duties to accomplish a high volume of work product while adapting to constant changes in priority.
  • Ability to perform detailed work accurately and independently in compliance with stringent time limits requiring minimal direction and supervision.
  • Ability to think quickly, maintain self-control, and adapt to stressful situations.
  • Knowledge of computer software including word processing, spreadsheet, and database applications consistent for this position.
  • Ability to perform mathematical calculations required of this position.
  • Ability to understand and effectively carry out verbal and written instructions.
  • Ability to apply sound judgment and discretion in performing duties, resolving problems, and interpreting policies and regulations.
  • Ability to communicate detailed and often sensitive information effectively and concisely, both orally and in writing.
  • Ability to handle sensitive interpersonal situations calmly and tactfully.
  • Ability to maintain effective working relationships with individuals within and outside the organization.
  • Ability to maintain confidentiality and discretion regarding business-related files, reports, and conversations, within the provision of open records laws.
  • Ability to work the allocated hours of the position and respond after hours as needed.
  • PHYSICAL AND WORK ENVIRONMENT

  • This work requires the occasional exertion of up to 50 pounds of force; work regularly requires walking, stooping, kneeling, crouching or crawling and reaching with hands and arms.
  • Frequently requires standing, speaking or hearing, using hands to finger, handle or feel and repetitive motions and occasionally sitting.
  • Work has standard vision requirements.
  • Vocal communication is required for expressing or exchanging ideas by means of the spoken word.
  • Hearing is required to perceive information at normal spoken word levels.
  • Work requires preparing and analyzing written or computer data and observing general surroundings and activities.
  • Work is frequently performed in a noisy environment, around mechanical equipment, and toxic chemicals.
  • Exposures could include chemicals, bodily fluids, infectious diseases and hazardous waste.
  • Work will include outdoors in seasonal weather extremes.
  • Work will occur in business office settings, health care settings, and secured detention areas.

    Associate's degree or Technical degree in facilities maintenance, mechanical operations, construction trades, or closely related field with three (3) years of work experience with building mechanicals, operations and repair; or an equivalent combination of education, skills, knowledge and abilities may be substituted for above-listed requirements. (required)
