Project Manager

Empowered Staffing is partnered with a leading real estate investment firm specializing in high-growth multifamily, self-storage, and industrial assets across the United States. As the company continues its strategic expansion, it is seeking a highly analytical and motivated Project Manager to join their growing team in Skokie, IL.

As the Project Manager, you will be responsible for identifying and pitching new real estate acquisition opportunities, managing the full deal process from sourcing to closing, and creatively structuring deals to meet investment return targets. This strategic role blends business development, deal sourcing, financial modeling, and transaction management.

Key Responsibilities :

Proactively identify new real estate investment opportunities, with a focus on off-market deals.

Build and maintain strong relationships with commercial real estate Brokers, developers, and property owners in target markets.

Represent the firm in outreach efforts, broker calls, and meetings to source new opportunities.

Pitch investment opportunities to the internal Investment Committee with clear analysis and recommendations.

Conduct underwriting, market research, and comparable sales analysis.

Build and maintain detailed financial models to evaluate investment returns, sensitivity analyses, and forecasting.

Assess and understand debt markets, interest rate impacts, and capital stack strategies to creatively structure deals.

Manage the end-to-end transaction process, including due diligence, legal negotiations, and closing logistics.

Lead or assist in negotiating purchase and sale agreements.

Coordinate and assist in lease negotiations with prospective tenants.

Identify and address all operational steps needed to successfully close a transaction.

Qualifications :

4–7 years of experience in real estate investment, development, or brokerage.

Strong network or experience working with Brokers; brokerage background is a plus.

Exceptional interpersonal skills with a proven ability to build and manage relationships.

Strong proficiency in financial modeling (Excel) and real estate underwriting.

Deep understanding of real estate fundamentals, market trends, and the debt / equity landscape.

Highly organized, detail-oriented, and capable of managing multiple deals simultaneously.

Creative thinker with a solution-oriented approach to structuring and executing deals.
