Overview

Maintenance Supervisor for Affinity at Keller , a 55+ active adult community located in Fort Worth, TX. The role focuses on leading the on-site maintenance team to keep the community in good working condition and meet Axis Residential standards.

Responsibilities

  • Manage, lead, develop, and motivate a high-performing maintenance team.
  • Maintain a community culture focused on enhancing residents' lives with excellent customer service and a supportive home environment.
  • Build strong rapport with residents and provide continual training and performance evaluation of associates.
  • Participate in interviewing and hiring maintenance staff.
  • In partnership with the Community Director, lead morning stand-up meetings for maintenance and office teams.
  • Follow and optimize a maintenance program to ensure economical, proper, and safe condition of the property in line with Axis Residential standards.
  • Repair and maintain property facilities, common areas, and units in a timely and professional manner.
  • Perform unit turns on vacant apartments to ensure proper condition upon move-in.
  • Coordinate, schedule, and respond to service requests and work orders promptly.
  • Supervise activity schedules for maintenance staff to ensure timely completion of duties.
  • Conduct daily inspections for resident safety and asset protection; identify maintenance issues.
  • Maintain grounds and outdoor areas free of trash and debris; clear ADA areas of snow and hazards.
  • Inspect and repair vacant apartments to ensure move-in readiness; follow preventative maintenance schedules.
  • Maintain organized maintenance shop and stockrooms in compliance with safety regulations; manage tools and equipment.
  • Order and manage inventory within the maintenance budget; assist with semi-annual apartment inspections.
  • Maintain community pool and equipment, perform water quality testing and record results daily.
  • Provide evening, weekend, and holiday emergency services as required; maintain on-call availability as scheduled.
  • Comply with all company policies, procedures, and Fair Housing laws.

What We Are Seeking

  • A people-focused Maintenance Supervisor who can manage daily maintenance needs, lead a team, and build rapport with residents.
  • Team player with a "we over me" approach; experience developing and leading a high-performing team.
  • Self-motivated, determined, and ambitious; preferred experience in residential property management, facilities, or related trades.
  • Computer proficiency (email, Microsoft Office, basic web trainings).
  • Excellent communication skills in English (speaking, reading, and writing).
  • Willingness to work evenings and weekends as necessary; valid driver's license and insured vehicle.
  • Certified Pool Operator (CPO) certification preferred; High School diploma or equivalent.

  • Standing and walking 6-8 hours / day; lifting 25-50 lbs; occasional moving beyond these limits.
  • Moderate twisting, bending, squatting / kneeling (various daily durations).
  • Climbing ladders and stairs; endurance for moderate energy requirements.
  • Manual dexterity; vision sufficient for near and depth perception tasks.
  • Environmental And Safety Factors

  • Indoor and outdoor work with exposure to varying weather; uneven and slippery surfaces.
  • Noise exposure; hearing protection provided as needed.
  • Potential for injury from moving objects; fast-paced work environment.
  • No respirator required by default, but provided upon request.
  • Driving-related risks associated with operating a vehicle.
