Maintenance Technician
Job Summary
The HVAC-Certified Maintenance Technician is responsible for maintaining and repairing all building systems, apartment units, and community areas to ensure a safe, comfortable, and well-maintained living environment for residents. This role requires specialized knowledge of HVAC systems as well as general maintenance skills, including plumbing, electrical, carpentry, and appliance repair.
Key Responsibilities
- Perform routine maintenance and repairs on HVAC systems, including diagnosing issues, replacing parts, and ensuring energy efficiency.
- Respond promptly to maintenance requests from residents and property staff.
- Complete work orders efficiently while maintaining high-quality standards and safety compliance.
- Conduct preventative maintenance on building systems, appliances, and equipment.
- Repair or replace plumbing, electrical, and mechanical systems as needed.
- Perform inspections of vacant units and prepare apartments for new move-ins (“make-ready” work).
- Maintain accurate records of maintenance activities, parts usage, and HVAC service logs.
- Ensure compliance with all applicable safety standards, codes, and environmental regulations.
- Assist with landscaping, and general upkeep of the property grounds when required.
- Participate in the on-call rotation for after-hours emergencies.
Qualifications
HVAC Certification required.High school diploma or GED; technical or vocational training preferred.2+ years of experience in apartment, facility, or building maintenance (multifamily preferred).Strong knowledge of HVAC systems, plumbing, electrical, and appliance repair.Ability to use a variety of hand and power tools safely and effectively.Valid driver’s license and reliable transportation.Excellent communication, problem-solving, and customer service skills.Must pass background check and drug screening.Physical Requirements
Ability to lift 50+lbs and perform physical tasks such as climbing ladders, bending, and kneeling.Work indoors and outdoors in various weather conditions.Key Competencies
