Job Duties & Responsibilities :
Market assigned properties in CoStar / Loopnet & Crexi
Respond to all inquiries received via phone call, text, or email in a timely mannerNegotiate the terms of potential deals, keeping the Asset Management team in the loopCollect documents to financially qualify prospective tenantsDraft new leases, amendments, and LOIsRespond to RFPsInput new leases and amendments into AppfolioAdd new leases & amendments into the databases for exclusivity clauses, termination clauses, and ROFR clauses.Tour spaces with potential tenantsProduce marketing materials neededKeep current branded floorplans for all vacanciesActively seek potential tenants via CoStar, networking, and the local ChambersPerform Market research for assigned properties and communicate with asset managementMarket research for buildings during acquisitionsConsistently provide suggestions to make the property more appealing to prospectsTrack leads and progress of potential dealsOther special projects as assignedProperty ManagerReview and approve all payables under the set limit for your portfolio
Send notices to TenantsComplete updates to digital directories using NoviSignsManage access control systems using Atrium or KisiInput all tenant charges for utility bills, work orders, keys, and access control cardsConduct walk-throughs of each property regularly to ensure that the building is properly maintainedConduct walk-throughs for move-ins and move-outs and coordinate any work needed with the contractoror maintenance team directly.Maintain vendor and tenant relationshipsDay to day resolutions of maintenance issuesMonitor work orders to ensure that they are completed in a timely mannerCoverage for other staff as neededSupervises on-site staffWork with Life Safety vendors and local fire departments to keep buildings in compliance with all local life safety requirementsWork with contractors to communicate any upcoming projects with TenantsManage collections of COIs for Tenants and vendorsProperty inspections with insurance company and lendersTake after hour / emergency calls dealing with the assigned portfolioManage vendor contracts and ensure that the pricing is competitive, and the vendor is performing according to the contractMonitor the budget versus the actual expenses at the property to ensure that it will hit the budgeted NOI or be even higher than expectedMonitor aging equipment and receive bids to have CAPEX added to the budgetWork diligently to cut costs while still adding valueProject ManagementWork with vendors to receive several bids for TI projects
Work with vendors to receive several bids for CAPEX projectsEnsure that all projects are running according to scheduleEnsure that the vendors are following the proper scope of workEnsure that vendors are performing high quality workCommunicate projects with the operations team, including asset managementTrack all current and upcoming projects and communicate with asset managementRecruit new vendors that are competitively priced and able to provide quality servicesEnsure that build outs are meeting all local codes and that permits are being pulled when necessaryEnsure that the full scope of the work is included when all bids come in so that the projects can be properly budgetedKeep detailed records of the work that is being performed and any change orders to the project.Work with property managers on projects created once a tenant moves out to prepare the suite for releasing.Requirements :
Education & Experience :Bachelors degree in business, real estate, property management, or a related field preferred.
Minimum of 2-3 years of experience in leasing, property management, or real estate operations.Skills & Knowledge :Strong understanding of leasing processes, lease agreements, and property management principles.
Proficiency in property management software, such as Appfolio, Atrium, Kisi, or similar platforms.Excellent communication and negotiation skills to interact with tenants, vendors, and internal teams.Knowledge of marketing platforms like CoStar, LoopNet, and Crexi is preferred.Familiarity with local building codes, permits, and life safety compliance requirements.Proficient in Microsoft Office Suite (Word, Excel, Outlook) and ability to create marketing materials.Personal Qualities :Highly organized and detail-oriented with the ability to multitask effectively.
Problem-solving mindset with a proactive approach to challenges.Strong interpersonal skills and ability to maintain positive relationships with tenants and vendors.Ability to work independently and collaboratively in a team environment.Commitment to providing exceptional customer service.Other Requirements :Active Georgia Real Estate License
Valid drivers license and reliable transportation to visit properties as needed.Availability for occasional after-hours calls or emergency situations.Familiarity with the Greater Atlanta area real estate market is a plus.Benefits :
