Summary Of Duties

The Real Estate Specialist-Property reports to the Real Estate Manager / Senior Director of Real Estate and will ensure that third-party projects on, under, or above Amtrak's property meet or exceed Amtrak's Engineering Practices. This position identifies and escalates potential non-compliant items for resolution and develops relationships with field personnel to ensure compliance.

Essential Functions

Processes, manages, and enforces procedures regarding compliance with Amtrak standards. Ensures compliance with all aspects of local, state, and federal regulations as well as Amtrak design and construction specifications. Read and review engineering plans, drawings and specifications. Manage negotiation of business terms for utility occupancy real estate transactions. Draft and send communication / notices to occupants. Draft agreements and amendments for review. Prepare contracts for execution and request Certificates of Insurance. Identifies Amtrak and / or third-party ownership responsibilities. Identifies potential liability / risk within the agreement and seeks resolution. Works with the law team to interpret the language in the agreements in the case of disputes and other incidents. Manages executed agreement for the duration of the life of the agreement through team or personally, including ensuring the agreement is properly set up, as well as monitoring invoicing, collection, and payable activities. Identifies and pursues opportunities for process improvement. Ability to evaluate several possible actions and use discretion to make the appropriate decision on various real estate matters. Identify and resolve problems while providing exceptional customer service. Escalate matters to Real Estate Manager and / or Senior Director of Real Estate when needed to ensure timely project completion.

Minimum Qualifications

Bachelor's degree in engineering, business, real estate, legal studies, or similar field. Outstanding interpersonal skills to develop, drive and maintain relationships within and outside Amtrak Practical experience with MS Office products, particularly Word, PowerPoint, Excel, SharePoint and geographic information systems (GIS). Understanding of engineering drawings and land surveys. Knowledge of AREMA standards and Amtrak Engineering Practices. Embraces learning new tasks, both complex and simple, to maintain effectiveness in this position Excellent oral and writing skills Ability to work independently, as well as in a team environment Work with minimal supervision in a high volume, deadline-driven, transactional environment

Preferred Qualifications

2-4 years of relevant experience preferred Advanced practical experience with MS Office products, particularly Word, PowerPoint, Excel, and SharePoint Practical experience with SAP, Maximo, lease management software, Icertis, and Documentum. Railroad real estate industry experience.

Work Environment

Onsite in an office environment Constantly or frequently uses a computer keyboard, monitor, and mouse to perform a variety of tasks. Constantly works in a fast-paced, time sensitive environment with frequently changing priorities.

Communications And Interpersonal Skills

Must have excellent oral and written communication skills.

The salary / hourly range is $65,500-$84,888, pay is based on several factors including but not limited to education, work experience, certifications, internal equity, etc. Depending on an employee's assigned worksite or location, Amtrak may consider a geo-pay differential to be applied to the employee's base salary. Amtrak may offer additional incentive and pay programs to recognize and reward our employees, including a short-term incentive bonus based upon factors such as individual and company performance that is commensurate with the level of the position and / or long-term incentive plan compensation.
