Job Summary

A Community Manager III (On-Site / Portfolio Community Manager) provides overall supervision of assigned community associations. The manager interacts with homeowners, vendors, board members, and committee offices.

Responsibilities

  • Supervise the operation and administration of the association in accordance with the management agreement and policies.
  • Act as the primary liaison with the Association Board of Directors and homeowners as needed.
  • Perform and direct administrative and management duties requested by the Board of Directors.
  • Ensure community management tools are effectively developed and utilized (annual calendar, action item list, resolution worksheets, timed agendas, RFP matrixes, committee charters, procurement procedures, FY operating budget).
  • Review monthly financial reports and submit management summaries to the board.
  • Provide or oversee recommendations regarding major capital expenditures to maintain community appearance and operation.
  • Monitor delinquency rates and collections processes for account portfolio.
  • Attend board meetings and community events as per agreement.
  • Prepare board packages within established time frames.
  • Ensure board is aware of legal actions involving the association.
  • Maintain unit and contract files related to operations.
  • Assist with architectural review processes and routine inspections as necessary.
  • Maintain C3 database, including resident information updates.
  • Manage routine and special project vendor procurement and performance evaluation.
  • Oversee Associa staff as per contract.

Qualifications

  • Proficient in Microsoft Office (Word, Excel, Outlook).
  • Knowledge of communities / property / real estate and homeowners associations.
  • Understanding of the association board, community association manager roles, and homeowner requests.
  • Proficient business correspondence skills (grammar, structure, punctuation, spelling).
  • Proficient conflict resolution techniques.
  • Professional communication skills (phone, interpersonal, written, verbal).
  • Professional customer service skills.
  • Self‑motivated, proactive, detail oriented, team player.
  • Time management and prioritization skills.
  • CAM license required.
  • Compensation

    Base pay range : $90,000.00 per year – $115,000.00 per year.
