Job Summary : Responsible for performing facilities maintenance work involving two or more skilled trades. Performs intermediate level tasks and works more independently as training and experience increase.
Duties and Responsibilities
Performs work in at least two or more of the following trades in the maintenance and repair of buildings and related fixtures or having significant emphasis in one of the higher level licensed trades :
Maintains work order log and follow up as required. Reports status to supervisor. Logs trouble calls with contractor as appropriate.
Responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of facilities.
Work assignments completed and in-progress are spot-checked on a daily basis via documented inspection reports to assure that work practices, techniques, records, and other functions are technically accurate and in compliance with instructions. Recurring assignments e.g. follow-up on maintenance requests reported by guests, housekeeping, or front desk are carried out independently without specific instructions.
Knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, commonly used chemicals, and basic safe work practices is required. Complete all required safety and security training.
Required to do considerable standing, bending, walking, pushing, pulling, and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting, moving, and carrying of supplies and equipment weighing up to 45 pounds, 100 pounds assisted is required. Must be able to climb, descend stairs and ladders, stoop, bend, kneel, and work in uncomfortable positions.
Work involves normal risks or discomforts associated with facility operations management and or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair, maintenance, or renovation. Personal Protective Equipment (PPE) is provided.
Performs daily work on own initiative and carry out assignments in accordance with DOD and Navy regulations. Situations involving unfamiliar problems not covered by instructions are referred to the supervisor for resolution.
Typically employee uses routine instructions and work methods that are common to the trade and may be general in nature. Where available the incumbent will rely on blueprints, manufacturer's instructions, manuals, and maintenance specifications.
May be required to possess a valid state driver license as travel to other facilities may be required within the normal scope of duties. Applicants will be notified when this is a requirement for appointment.
This position is subject to the possibility of workdays on weekends and holidays as well as rotating shifts often consisting of other than normal duty hours. May be recalled to duty and or required to work overtime including on an emergency basis.
Performs other related duties as assigned. This position may work across multiple locations based on business needs. The initial assignment will be in (Main Base / Annex).
Qualifications
General Experience : One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings, grounds, fixtures, equipment, etc.
Substitution of Education for Experience : One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience.
Specialized Experience : Three years of general maintenance work in involving variety of trade practices associated with such occupations as air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, and painting, etc. Including knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, chemicals, and basic safe work practices.
Physical Requirements : Standing, stooping, bending, kneeling, climbing, and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade plumbing, HVAC, electrical, carpentry, or painting trade is preferred.
