Transition Manager

SecureSpace Management LLC is seeking a highly organized, collaborative, and hands-on Transition Manager to onboard new properties from our new construction pipeline or the purchase of existing self-storage facilities.
Transition Manager Objective :
The Transition Manager is responsible for ensuring the smooth transition of new properties onto the SecureSpace operations platform. The Transition Manager will plan and execute all the procedures necessary to open for business and lead the proper handoff to the Store Operations team. The Transition Manager will work closely with the Operations Project Team and onsite store team members, alongside the Acquisitions, Development, and Facilities Management teams.
This role requires travel for up to 75% of the time.
This is a temporary position, which may transition to more Ops leadership focus for the successful candidate.
Transition Manager Responsibilities :
- Work with the Acquisitions, Facilities, and Development teams to understand the pipeline and plan for upcoming new store additions (both existing and new construction properties).
- Perform site visits to understand upcoming properties and ensure that Operations-related considerations are noted in the planning for the transition.
- For existing property acquisitions, review and analyze the Seller's due diligence materials and work with the Acquisitions team to obtain any additional information, as needed, to aid in the transition process.
- Collaborate with the Facilities and Development team to ensure Operations-related punch list items are included and addressed with the General Contractors.
- Work with the Accounting Department to obtain legal entity and tax registrations as well as bank account information to set up / transfer utilities, Operations-related vendors and suppliers, and business licenses, as needed.
- Liaise with the Seller / former ownership on the transfer of utilities, vendors, and other critical systems.
- Set up and coordinate the transition procedures for the transition team, including the Operations Project Coordinator and Operations Project Assistant.
- Work with HR and the Store Operations teams to assess the store team's HR needs and budget, set up new store location for the payroll system, interview and hire store team members, and plan for staffing during the first few weeks of the transition and training.
- Order and set up the property management system for each new location, including the coordination related to the conversion of the Seller's data to the SecureSpace system.
- Proof and order all Operations-related printed materials like training documents, interior signage, marketing materials, and lease paperwork.
- Collaborate with the Facilities Team on the onboarding of critical systems and service providers.
- Work with the Director of IT to order and ensure the setup of all network and computer systems.
- Provide status updates to the Director of Operations and Senior Operations Manager.
- Lead kick off and status calls with Seller's Operations contacts and / or Development teams.
- Travel to the property to lead takeover procedures on closing date for existing property acquisitions.
- Travel to the property to assess various milestones in the new construction process for Operations purposes.
- Help cover stores and assist with operational matters / questions from store teams if coverage or help is needed.
Transition Manager Other Functions :
Travel to other work sites as needed.Must be able to work extended hours and weekends as needed.Other duties as assigned.Transition Manager Skills and Experience :
3+ years of self-storage manager or transition coordinator experience.High school diploma / GED preferred.Will need to move about inside the leasing office to access and operate computers and other office equipment.Exceptional interpersonal skills.Excellent written and verbal communication.Analytical mindset and problem-solving skill.Customer service-oriented and approachable, with the ability to anticipate and respond to the needs of our patrons.Leadership and decision-making ability.Excellent time management and organizational skills.Weekend work may be required, depending on the business needs.Transition Manager Physical Requirements :
Prolonged periods in a stationary position for required travel via car and / or plane.Need to be able to move about the entire 1-acre property (both indoors and outdoors) for customer tours of the facility, to receive, move, and restock inventory in boxes up to 50 pounds (on occasion), to position self for inspection and general maintenance tasks, to recognize potential maintenance, safety, and fire issues, and to operate roll-up doors to storage units.Willingness to travel up to approximately 50% of the year.Prolonged periods sitting at a desk and working on a computer.SecureSpace Management LLC / GSAM LLC is committed to providing equal employment opportunities to all employees and applicants.
