Job description

Maintenance Department Director

The primary purpose of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state and local standards, guidelines, and regulations governing our community, and as may be directed by the Executive Director, to assure that our community is maintained in a safe and comfortable manner. A successful candidate can expect a salary of $65,000-70,000.

Essential Duties :

  • Ensure that maintenance schedules are followed as outlined for respective shift or area. Develop and maintain written maintenance policies and procedures.
  • Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities.
  • Coordinate maintenance services and activities with other related departments.
  • Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department.
  • Assist the Health Services Director in identifying and classifying routine and job-related maintenance functions.
  • Inspect storage rooms, workrooms, utility / janitorial closets, etc., for upkeep and supply control.
  • Participate in community surveys made by authorized government agencies.
  • Review and develop a plan of correction for maintenance deficiencies noted during survey inspections.
  • Ensure that services performed by outside vendors are properly completed / supervised.
  • Meet with maintenance personnel and solicit advice from inter-department supervisors.
  • Review and check competence of maintenance personnel.
  • Make daily rounds to ensure that maintenance personnel are performing required duties.
  • Maintain a productive working relationship with other department supervisors.
  • Supervise safety and fire protection programs.
  • Ensure that maintenance personnel follow established safety regulations.
  • Ensure that all personnel wear and / or use safety equipment.
  • Ensure that supplies, equipment, etc., are maintained to provide a safe and comfortable environment.
  • Promptly report equipment or community damage.
  • Obtain / maintain material safety data sheets for hazardous chemicals.
  • Ensure that containers of hazardous chemicals are properly labeled and stored.
  • Ensure that all maintenance personnel are trained to use labels and MSDSs.
  • Develop, maintain, and implement infection control and universal precautions policies.
  • Ensure that all personnel performing tasks that involve potential exposure to blood, body fluids, or hazardous chemicals participate in appropriate in-service training programs.
  • Ensure that maintenance policies and procedures identify appropriate safety precautions and equipment.
  • Make periodic rounds to check equipment.
  • Monitor maintenance procedures to ensure that supplies are used efficiently.
  • Assist in preparing and planning the Maintenance Department's budget.
  • Maintain current written records of department expenditures.
  • Make weekly inspections of all maintenance functions.
  • Maintain the confidentiality of all resident care information.
  • Be prepared to handle emergencies.
  • Ensure that appropriate medical waste is disposed of.

Supervisory Requirements :

  • Oversee one housekeeper, other staff as deemed necessary by the Executive Director.
  • Qualification :

    Education and / or Experience :

    Must possess, as a minimum, a high school education or its equivalent.

    Must have, as a minimum, three (3) years experience in a supervisory capacity, in a maintenance / plant related position.

    Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.

    Must have the ability to read and interpret blueprints. Must be knowledgeable in building codes and safety regulations.

    Language Skills :

    Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism.

    Ability to deal tactfully with personnel, residents, family members, visitors, government agencies / personnel, and the general public.

    Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas.

    Ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.

    Mathematical Skills :

    Ability to apply concepts such as fractions, percentages, ratios and proportions to practical situations.

    Reasoning Ability Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

    Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

    Certificates, Licenses, Registrations :

    Must be licensed in accordance with current applicable standards, codes, labor laws, etc.

Prolonged use of a desktop or laptop computer. While performing the duties of this job, the employee is regularly required to sit, stand, walk and talk, read or hear. Frequent use of all office-related equipment to include; copier / scanner / fax, telephone, and calculator. May be necessary to assist in the evacuation of residents during emergency situations.
