Job description

Position Overview :

We are seeking an experienced and licensed Commercial Property Manager to oversee a portfolio of office and retail on behalf of ownership clients. As part of a third-party management firm, the Property Manager will be responsible for maintaining strong client relationships, maximizing property performance, and ensuring day-to-day operations run efficiently. This role requires a strategic thinker with excellent organizational, communication, and leadership skills.

Key Responsibilities :

  • Serve as the primary point of contact for property owners and tenants.
  • Oversee daily operations of assigned commercial properties, including vendor management, maintenance, and security.
  • Develop and manage annual operating and capital budgets; track and report on financial performance.
  • Conduct regular property inspections to ensure safety, cleanliness, and adherence to lease terms.
  • Negotiate, prepare, and manage service contracts and vendor relationships.
  • Coordinate tenant move-ins and move-outs; ensure compliance with lease obligations.
  • Handle tenant relations, including addressing maintenance issues, complaints, and lease enforcement.
  • Review and approve invoices, process payables, and assist in rent collection and delinquencies.
  • Prepare monthly and quarterly ownership reports and participate in client meetings.
  • Collaborate with leasing agents and asset managers to support lease-up efforts and capital improvement projects.
  • Ensure compliance with all local, state, and federal regulations.

Qualifications :

  • Active real estate license in CA.
  • 5+ years of experience in commercial property management; experience with third-party management a plus.
  • Strong knowledge of property operations, lease administration, budgeting, and financial reporting.
  • Proficiency in property management software (Yardi, MRI, etc.) and Microsoft Office Suite.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to work independently and manage multiple priorities.
  • Preferred Qualifications :

  • CPM, RPA, or other industry designations a plus.
  • Experience managing a diverse portfolio of commercial assets.
  • Background in tenant improvement projects or capital planning.
