Senior Maintenance Supervisor (Southern California Regional Operations)

WinnCompanies is in search of a highly skilled and agile Senior Maintenance Supervisor to join our dynamic Operations Team in Southern California. The Senior Maintenance Supervisor will oversee the maintenance operations of multiple properties and perform maintenance functions as a working supervisor. In this role, you will ensure that the physical condition of the property satisfies ownership and management objectives. You will be responsible for overseeing Maintenance Supervisors at the properties.

Travel in Southern California Los Angeles Metro area is required with mileage reimbursement. The work schedule is Monday to Friday, 8am to 5pm. The position offers a pay range of $39.51 to $47.51 per hour, depending on experience.

Responsibilities

  • Lead and manage a maintenance staff at the properties on a day to day basis and act as a working Supervisor when not supervising staff. Assists in hiring, developing, training and holding staff accountable to operating standards.
  • Conduct and participate in weekly staff meetings.
  • Assist the Property Managers in controlling maintenance expenses.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
  • Complete monthly building inspections and review third party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

  • Minimum of 5 to 8 years' experience in a regional maintenance position
  • Minimum of 5 - 8 years supervisory experience
  • Some administrative and organization skills
  • Experience with vendor and contract management
  • Previous experience with budgets
  • Residential maintenance background
  • Experience with computer systems, particularly Microsoft Office applications.
  • Ability to manage multiple assignments and tasks.
  • Strong verbal and written communication skills.
  • Work collaboratively with managers and small teams to support operations.
  • Demonstrated organizational, recordkeeping, and interpersonal skills.
  • Ability to provide a high level of customer service to internal and external customers.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Preferred Qualifications

  • Vocational or technical training
  • Certifications : CAMT, HVAC
  • Bilingual in English / Spanish
  • $39.51 - $47.51 an hour
