Job Description
Provide on-site coordination for all phases of construction projects, including coordinating subcontractors, materials, and equipment. Ensure that specifications are followed, work proceeds on schedule and within budget. The superintendent is responsible for scheduling, inspections, quality control, and job site safety.
Essential Functions / Major Responsibilities
- Schedule subcontractors, consultants, and vendors to ensure timely completion.
- Perform quality control duties for the work being performed.
- Communicate with the project team regarding ASIs, RFIs, and Material Submittals.
- Ensure subcontractors comply with the scope of work.
- Coordinate inspections with local authorities.
- Identify and enforce safety, health, and environmental standards.
- Identify conflicts and communicate them for resolution.
- Maintain daily logs of activities.
- Ensure deficiencies are corrected.
- Monitor activities and assist in planning.
- Lead weekly subcontractor meetings.
- Issue notices for non-compliance.
- Keep the job site clean and organized.
- Identify and complete punch lists.
Secondary Functions
Assist in budgeting, bidding, and subcontract awards.Help obtain permits and approvals.Maintain records of material submittals.Identify work outside subcontracted scope.Conduct pre-construction meetings.Manage daily site opening and closing procedures.Job Scope
The Project Superintendent is responsible for timely project completion, adherence to plans, specifications, and codes. They schedule and coordinate all field work, communicate revisions, and enforce quality control. They do not have authority over monetary agreements, which must be approved by the Director of Operations. Failure to perform duties may result in reprimand or termination.
Supervisory Responsibility
Supervise all employees, subcontractors, consultants, and vendors, ensuring adequate manpower and compliance. Responsible for monitoring security personnel.
Knowledge, Skills, and Abilities
Effective task management and problem resolution.Ability to read blueprints and understand technical documents.Physically capable of lifting up to 100 lbs.Strong communication, safety, teamwork, and organizational skills.Other Qualifications
Must be able to travel to job sites as assigned.Education and Experience
Minimum five years of verifiable experience in construction.Knowledge of trades, computer skills, and familiarity with federal projects preferred.Ability to interpret safety and operational manuals, and communicate effectively.Additional Skills
Proficiency in reading and interpreting documents.Mathematical skills for calculations and measurements.Problem-solving and instruction interpretation skills.Qualifications
