ROLE OVERVIEW :
The Maintenance Manager – Work Orders & Emergencies oversees day-to-day operations related to tenant work orders and emergency maintenance response. This role directly manages three Work Order Supervisors and one Emergency Supervisor, ensuring teams are organized, efficient, and aligned with company standards. The Manager is responsible for driving operational excellence, holding teams accountable to KPIs, and ensuring that all work is completed safely, on time, and within budget.
In addition to leading and coaching supervisors, this is also a working manager role . The Maintenance Manager is expected to bill 30 hours weekly by completing tenant work orders and emergency calls directly, making this position revenue-generating . Because of this, the role requires basic hands-on skills in plumbing, electrical, drywall, carpentry, and general building systems. Advanced or specialized work is outsourced to vendors, but the Manager should be able to troubleshoot and complete the day-to-day, basic maintenance items that arise. Approximately 10 hours per week are dedicated to leadership, reporting, and strategic responsibilities.
This role also plays a critical part in advancing the company’s technology adoption . The Maintenance Manager must be adaptable to new systems, comfortable using digital tools for scheduling, reporting, and documentation, and able to help train and guide their team in effectively using technology.
ESSENTIAL JOB FUNCTIONS :
- Provide leadership, coaching, and accountability to Work Order and Emergency Supervisors.
- Develop, track, and report on KPIs such as work order turnaround, emergency response times, labor utilization, quality, and tenant satisfaction.
- Implement standardized processes and training across supervisors to ensure consistency.
- Review and approve schedules, assignments, and priorities to optimize team efficiency.
- Conduct regular performance check-ins with Supervisors and coach for growth.
- Partner with Supervisors to deliver training and development for technicians.
- Review work orders and emergency responses to ensure compliance with safety and property standards.
- Perform hands-on maintenance work (basic plumbing, electrical, drywall, carpentry, and troubleshooting general building systems) to complete tenant work orders and generate billable hours.
- Support Supervisors in resolving complex technical or customer issues.
- Ensure accurate documentation of labor hours, material usage, and work order close-outs.
- Collaborate with the Director of Maintenance to align operations with company strategy.
- Promote and support technology adoption across the maintenance team.
QUALIFICATIONS :
Education & Experience
High school diploma or equivalent required .Vocational school and / or a college degree is strongly preferred.5–10 years of related experience , including at least 2 years in a leadership role.Strong basic-level maintenance skills in plumbing, electrical, drywall, carpentry, and general building systems (advanced / specialized work is outsourced to vendors).Knowledge / Skills
Proven ability to lead, mentor, and hold teams accountable.Excellent organizational and time-management skills.Ability to analyze performance data (KPIs) to drive improvements.Strong communication and interpersonal skills.Excellent problem-solving ability with a focus on quality outcomes.High adaptability with technology ; ability to learn and leverage new systems while helping guide teams through digital adoption.WORK ENVIRONMENT / PHYSICAL DEMANDS :
Work is performed indoors and outdoors in varying weather conditions.Must be able to lift and carry up to 50 lbs.Frequent standing, walking, bending, and reaching.Ability to climb ladders and work at heights.Use of hand and power tools required.May be exposed to hazardous materials or chemicals.COMPENSATION & BENEFITS :
