About the Role :
We’re seeking a detail-oriented and proactive Construction Project Manager to lead and coordinate residential home building projects , including permitting, on-site management, material purchasing, and change order execution. You’ll play a pivotal role in keeping construction timelines on track, ensuring safety compliance, and maintaining quality standards from start to finish.
Key Responsibilities :
Permitting & Site Preparation
- Manage all general permitting with city departments and utility companies
- Coordinate utility disconnections (electric, gas, water, sewer)
- Arrange pest control, asbestos inspections, and excavation services
- Submit certified mailings, applications, and site documentation
- Ensure all safety hazards are cleared before demolition
On-Site Construction Oversight
Conduct daily site visits, document progress, and update project management software (Buildertrend)Manage subcontractors schedule, monitor work quality, and enforce construction timelines.Oversee deliveries and verify materials; address any defects or delaysKeep projects within scope, on budget, and ahead of scheduleMaterial Purchasing & Installation
Lead finish walkthroughs for paint, flooring, cabinetry, hardware, etc.Submit purchase orders and coordinate delivery and installationPerform quality checks and schedule re-orders if neededManage final installation and punch list completionChange Order Management
Identify and document scope, timeline, or material changesPrepare formal change orders and collaborate with ControllerUpdate schedules and costs in project systemsCommunicate changes with contractors for smooth executionSuccess Looks Like :
Demolition permits approved on first tryZero safety incidents during site prepProjects completed on time and within budgetClean, consistent documentation and daily reportingMinimal delays and clear contractor communicationSomeone who is self motivated and driven.Required Skills & Experience :
3+ years of residential construction or project management experienceKnowledge of municipal permitting and site prep workflowsStrong organizational and documentation skillsSkilled in managing contractors and construction timelinesProficiency with Buildertrend or similar construction softwareAble to read and interpret construction plansExcellent communication and problem-solving skillsPreferred Qualifications :
Experience with residential demolition or utility disconnectionsPrevious purchasing and change order management experienceFamiliarity with local building codes and permitting processesCompensation :
Salary - $65,000 - $80,000
