Job Description : Commercial Estimator Healthcare & Senior Living Construction

Location : Clearwater, Florida

Salary : Up to $140,000 (DOE) + Comprehensive Benefits

Were seeking a highly skilled Commercial Estimator to join our team in Clearwater. This role will focus on developing detailed, accurate estimates for healthcare facilities, senior living communities, medical office buildings, and assisted living projects throughout the region. The ideal candidate will have strong technical knowledge, deep familiarity with AHCA requirements, and experience estimating complex environments where precision and compliance are essential.

Key Responsibilities :

• Prepare conceptual, schematic, and detailed estimates for healthcare and senior living projects, including skilled nursing, assisted living, memory care, clinics, and medical office buildings.
• Complete accurate quantity takeoffs and cost breakdowns across all trades.
• Review drawings, specifications, AHCA guidelines, and project scope to ensure fully compliant and complete estimates.
• Solicit and evaluate subcontractor bids, ensuring accurate scope coverage and competitive pricing.
• Support the preconstruction team with budgeting, cost analysis, and value-engineering recommendations.
• Develop and maintain historical cost data and benchmarking tools for improved pricing accuracy.
• Prepare bid packages, proposals, scope clarifications, and supporting documentation.
• Participate in design coordination meetings and collaborate closely with project managers, architects, engineers, and healthcare owners.
• Assist with risk assessment, scheduling assumptions, phasing, and site logistics planning.
