The City of Raleigh is seeking a Senior Facilities Maintenance Specialist to join our Engineering Services team!
We look forward to candidates that possess great communication skills supplemented with a positive attitude within the trades maintenance field. Having expertise or experience in HVAC, electrical and / or plumbing is a plus but mechanical dexterity and willing to expand one's knowledge is valued.
Engineering Services is a department dedicated to providing services to internal and external stakeholders through multiple divisions including Construction Management, Integrated Facility Services, Facilities and Operations, Vehicle Fleet Services, Roadway Design and Construction, and Stormwater. This position is assigned to the Facilities and Operations Division, which is responsible for a diverse number of functions and activities that serves the entire City organization such as day-to-day and preventive operations and maintenance of facilities, customer-based service deliverables, special events and meeting set-ups, emergency response in inclement weather, disasters, or emergencies, and critical equipment management.

Leads and coordinates the work of a group of employees; assigns and prioritizes tasks; guides employees to instruct or advise on tasks or assignments.
Performs ongoing maintenance on underground parking decks' dry fire suppression systems riser rooms. Monitors and regulates air pressure, water pressure and system trouble sensors.
Performs air compressor preventative maintenance and repair.
Conducts visual inspections of parking deck sprinkler pipes throughout the deck to detect rust and possible leaks. Performs dry sprinkler system plumbing preventive maintenance and repair.
Checks elevators for proper operation and examines for damage to equipment, or for any possible safety issues.
Checks stairwells for safety issues; checks lighting and repairs as needed. Inspects fire extinguishers and call boxes, and checks steps and handrails.
Inspects primary and secondary phone lines that are essential to the safety of the parking deck and fire systems by connecting a handheld telephone line tester to ensure proper functioning.
Performs electrical system maintenance and repair duties for various locations, and electrical projects throughout all city-wide facilities, police, and fire stations as needed.
This role will be required to operate City vehicles and equipment daily in order to travel to various work locations under the division's portfolio.
High School diploma (or GED) and 3 to 5 years' experience in construction or skilled maintenance and repair of a variety of building systems, including HVAC, electrical and plumbing, or related work OR Any equivalent combination of training and / or experience that provides the required knowledge, skills and abilities may be substituted.
Valid North Carolina Class C Driver's license with a satisfactory driving record, or the ability to obtain within 60 days of hire.
Knowledge of Fire systems and fire panels; Sprinkler system regulations; Maintenance and repair techniques for building systems and equipment; Facilities management principles and practices; Modern office practices and procedures including the use of standard office equipment and computer applications such as word processing, database, and spreadsheet applications.
Skill in Planning, scheduling, and coordinating facility maintenance projects such as renovations, upgrades, or expansions; Verbal and written communication.
Ability to Follow preventive maintenance schedules; Troubleshoot common issues and coordinate repairs with contractors or in-house maintenance staff; Oversee projects from conception to completion while ensuring on time completion within budget.
Work Environment and Physical Effort : Medium : Exerting up to 50 pounds of force occasionally, up to 25 pounds of force frequently, and / or up to 10 pounds of force constantly to move objects. Work is typically performed in an office or similar indoor environment, outdoor environment, and construction site. Employees may occasionally work in or around street environment (near moving traffic), vehicles, warehouse environment, and shop environment. There is frequent exposure to moving mechanical parts. Employees may occasionally interact with individuals who are hostile or irate, be exposed to extreme cold (below 32 degrees), extreme heat (above 100 degrees), fumes or airborne particles, loud noises (85+ decibels average over 8-hour working day such as heavy trucks, jack hammers, leaf blowers, lawn mowers, construction).
