We are seeking a detail-oriented Property Accountant to join our accounting team and oversee the financial operations for a designated portfolio of properties. The Property Accountant will be responsible for ensuring accurate and timely financial reporting, managing cash flow, processing accounts payable, and supporting utility and operational accounting needs. The ideal candidate will have a strong understanding of property management accounting, exceptional analytical skills, and a commitment to accuracy and collaboration.
What You'll Do
Portfolio Accounting & Financial Reporting
Prepare monthly financial statements, including balance sheets, income statements, and supporting schedules.
Review general ledger activity for accuracy, completeness, and proper classification.
Reconcile bank accounts, security deposits, balance sheet accounts, and reserve accounts on a monthly basis.
Analyze financial results, identify variances, and communicate findings to management.
Ensure compliance with ownership, lender, and regulatory reporting requirements.
Cash Management
Monitor daily cash balances and forecast short-term cash needs for each property.
Prepare funding requests, intercompany transfers, and capital contribution entries as needed.
Track deposits and disbursements to maintain accurate cash flow records.
Coordinate with operations and ownership groups on cash availability and funding priorities.
Accounts Payable & Vendor Management
Process, code, and approve invoices within RealPage or other property management accounting systems.
Ensure timely and accurate vendor payments while maintaining adherence to internal controls.
Maintain organized AP records and assist with vendor setup and compliance documentation.
Utility & Operational Support
Oversee utility setup, tracking, and account management for new acquisitions and dispositions.
Collaborate with Property Managers and Regional Managers to ensure accurate recording of revenue, expenses, and accruals.
Assist with property onboarding / offboarding, including initial setup of accounts and financial tracking.
Support year-end audit preparation and provide documentation to auditors and ownership as requested.
What We're Looking For
Bachelor's degree in Accounting, Finance, or a related field strongly preferred.
2-4 years of accounting experience, ideally within property management or real estate.
Proficiency in property management accounting software such as RealPage (preferred).
Strong Excel and analytical skills with high attention to detail.
Ability to manage multiple priorities and deadlines in a fast-paced environment.
Working knowledge of GAAP and general accounting principles.
