Salary is typically hired between the minimum and midpoint of the salary range depending on experience and any rent benefit adjustments.

Essential Responsibilities
Assist Community Manager with overseeing complex operations, ensuring that the highest possible occupancy is maintained through continuous outreach efforts and advertisements.Assist Community Manager to obtain new residents' signatures on appropriate paperwork prior to move-in and orient new residents to community.Complete and submit timely, weekly reports; maintain neat and legible records at all times.Ensure that a prospect completes application and secures deposit in accordance with company procedures and Fair Housing requirements.Implement Cascade Management Inc.'s policies as found in the operations manual.Ensure compliance with applicable federal and state regulations associated with business operations and post required notices.Show apartments, accept applications, and screen applicants (verifying and certifying each resident's income at initial, interim, and annual re-certification) to determine eligibility in accordance with CMI policies and procedures.Complete resident move-in sheet with resident; ensure utilities are transferred.Understand rental agreement and residency policies and be able to explain them to residents.Update availability report and process applications for approvals (e.g., credit check, rental history); submit processed applications to Community Manager for approval and follow up with applicant regarding status.Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).Collaborate with the Director of Marketing to ensure that marketing activities are achieved.Follow up on all property inquiries and questions via preferred contact (telephone, email, fax, etc.).Maintain waiting list files of eligible applicants and files of removed / rejected applicants.Collect rents, maintain petty cash, ensure proper accounting of monies collected, and make deposits in a timely manner; log and collect late charges, NSF, and other charges; deliver rent increase notices to residents.File and maintain resident records, keeping an adequate supply of forms and postage on hand.Prepare budget recommendations and submit to Community Manager for review as part of annual budget process.Promote harmonious relations among tenants, employees, owners, and the local community.Enforce house rules in accordance with company policies and procedures; maintain a pleasant helpful manner at all times; know the number of adults and / or children in the complex along with their names and apartment numbers.Make recommendations to management for improvement of company policies, procedures, and practices.Travel as required for in-person classes and annual education conferences.Maintain regular and reliable attendance during scheduled hours.Perform other duties as required.Qualifications
EducationHigh school diploma or GED and one year related experience and / or training, or equivalent combination of education and experience.
CertificationsValid Driver's License and insurance required.
Language SkillsAbility to read and interpret documents; write routine reports and correspondence; bilingual preferred.
Mathematical SkillsAbility to add, subtract, multiply, and divide in all units of measure; compute rates, ratios, percentages; interpret bar graphs.
Reasoning AbilityApply commonsense to carry out instructions in written, oral, or diagram form; solve problems with several concrete variables.
Other SkillsOperate basic office equipment (telephone, keypad, scanner, fax); proficiency in Microsoft Office Suite (Excel, Word, Outlook).
Physical Demands
