    Key Responsibilities

  • Provide professional, on-site supervision for the construction of a new self-storage facility in Cocoa, FL.
  • Coordinate and collaborate with contractors and subcontractors to maintain schedule, safety, and quality standards.
  • Maintain a proactive focus on safety , ensuring all site operations comply with OSHA and company standards.
  • Oversee quality control throughout the project lifecycle, reducing punch-list and change-order items.
  • Review and monitor contractor schedules and ensure adherence to milestones.
  • Oversee submittal tracking and proactively manage long lead-time materials.
  • Anticipate upcoming phases and prepare for coordination and progress meetings—ensuring the project team is always one step ahead.
  • Co-chair weekly project meetings and generate concise, accurate meeting minutes in collaboration with the Project Manager.
  • Maintain orderly, safe, and secure jobsite conditions — including material storage, work area designations, and site access.
  • Review draft requisitions (“pencil copies”) with the Project Manager, Architect, and Office Support Team.
  • Review and provide input on proposed change orders (PCOs) with the Project Architect.
  • Maintain accurate daily field reports in Procore , including progress documentation and photos.
  • Capture and log project photos, promptly identifying and reporting deviations from design documents.
  • Manage all safety documentation, including weekly toolbox talks, incident reports, and contractor safety plans.

    • Qualifications

  • 10+ years of experience as a field-based Construction Project Superintendent overseeing ground-up commercial projects valued between $10M–$25M .
  • Experience with self-storage facilities is strongly preferred.
  • Proven ability to lead field operations, coordinate trades, and manage schedules and budgets.
  • Excellent communication, leadership, and conflict resolution skills.
  • Strong understanding of construction drawings, contracts, and engineering specifications.
  • Proficiency with Procore, PlanGrid, Submittal Exchange, or similar CM software.
  • Working knowledge of Microsoft Office (Word, Excel, Outlook).
  • OSHA 30-hour certification required.
