Community Manager – Essential Duties & Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of operations including personnel, leasing, maintenance, financial, administration & risk management.
- On-site leadership : supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
- Personnel Management : screen, hire, train, coach, and develop on-site staff; provide ongoing training and performance management; complete staff schedules.
- Financial Management : achieve NOI goals through cost control and revenue / leasing improvements; develop operating budgets / forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely reporting.
- Strategic Leasing Management : develop yearly marketing plans, implement leasing strategies, ensure lease signing and documentation accuracy; address resident complaints and implement retention programs.
- Administrative & Maintenance Management : ensure accurate reporting, head emergency response, monitor service requests, maintain property appearance, and manage vendor relations.
- Coordinate resource planning and supervise maintenance and rehabilitation activities to ensure quality and timeliness.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing, or related experience; or equivalent combination of education and experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Ability to understand on-site software functions; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly communicate with others; ability to work overtime, weekends, and night hours (emergencies).Occasionally ascend / descend ladders, stairs, and navigate various environments; lift and move up to 25 lbs; operate equipment and vehicles; tolerate outdoor conditions.License / Equipment
Must have reliable transportation due to on-call requirements.Salary
Salary Range : $30 per hour to $35 per hour
