Essential Functions

  • Manage the coordination and overall integration of technical activities in commercial construction projects.
  • Leads an inter-departmental team to complete an assigned project on time, to specifications, and with accuracy and efficiency.
  • Outlines the tasks involved in the project and delegates accordingly.
  • Conducts cost analysis, estimating expected costs for the projects.
  • Provide input and implements a budget based on estimates.
  • Addresses questions, concerns, and / or complaints throughout the project.
  • Acts as a liaison between company, customer, and vendors / subcontractors.
  • Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
  • Direct, review, create change orders, requests for clarification, seek approval on project design changes.
  • Confer with management, production, and / or estimating to discuss project specifications or procedures.
  • Consult or negotiate with clients to prepare project specifications on Design Build projects.
  • Assist with review and make recommendations on contracts or cost estimates.
  • Provide input to Estimating on job bidding as requested.
  • Purchase all submitted equipment and materials to meet prescribed schedules.
  • Assist in development of standards or procedures for technical work.
  • Plan or direct the installation, testing, operation, maintenance, or repair of facilities or equipment.
  • Assure O&M manuals, test and balance reports, as-builts and other close out project requirements are completed timely.
  • Perform administrative functions, such as reviewing or writing reports, approving expenditures, enforcing rules, or purchasing of materials or services.
  • Establish goals within broad outlines provided by top management.
  • Solicit project support by conferring with officials, owners, or other contractors.
  • Regularly evaluate field installation / production methods, looking for ways to improve productivity and efficiency.
  • Plan, direct, or coordinate work with other project activities.
  • Attend internal and external job meetings as required.
  • Meet with and coordinate with General Contractors and other sub-contractors to ensure job site progress, obstacles, scheduling, and other project related issues.
  • Ensure timely project closeout.
  • Schedule and run required project meetings.
  • Provide feedback to Estimating on field production factors as required.
  • Review plans, specifications and other contract documents to assure a thorough understanding of the project – inclusive of our subcontractors' work.
  • Thoroughly review and submit all submittal data per specified requirements in a timely manner, inclusive of all MBI Subcontractors' submittals.
  • Review & negotiate contracts / subcontracts as necessary.
  • Assure jobs are pre-planned and scheduled ahead of scheduled dates.
  • Closely monitor and manage the cash flow of a project through effective billing measures.
  • Make A / R collection calls as frequently as needed to keep open A / R more current than 60 days (goal).
  • Provide a monthly perspective of the actual financial outlook for each project through WIP adjustments – both projected savings as well as projected losses.
  • Price, submit, track, and negotiate change orders within mandated time stipulations, working with Estimating when takeoff is required.
  • Conduct regular jobsite visits (mins : out-of-town=1 / mth; in town=2 / mth)
  • Work with foremen, superintendents, and detailing on office / job / field problems with material, equipment, and MBI subcontractors.
  • Regularly review and monitor the foremen job logs to gauge the daily barometer on each project.
  • External customer relations.
  • Exhibit an attitude of cooperation and teamwork with all fellow MBI teammates (internal customer relations).
  • Other related duties as assigned.
