Job Summary
The Experienced Construction Estimator will be responsible for preparing accurate, detailed, and strategic cost estimates for all renovation, rehabilitation, and new construction projects across our portfolio and general contracting division. This position requires an expert-level understanding of construction methods, material costs in the Philadelphia market, and the ability to quickly analyze properties to determine their maximum value-add potential. The successful candidate will play a central role in the property acquisition decision-making process.
Core Responsibilities
- Due Diligence and Acquisition Analysis : Work closely with the acquisitions team to perform rapid and accurate cost estimates for potential distressed properties to assess feasibility and return on investment (ROI) before purchase.
- Detailed Cost Estimation : Prepare comprehensive and detailed cost estimates for all aspects of construction, including labor, materials, equipment, and subcontractor services for renovation projects and ground-up developments.
- Quantity Take-Offs : Conduct thorough and precise quantity take-offs from architectural drawings, schematics, and site visits, often working from incomplete or preliminary plans common in distressed properties.
- Subcontractor and Vendor Management : Solicit, review, and evaluate bids from subcontractors and vendors. Negotiate favorable pricing, scope, and contract terms to ensure maximum cost efficiency.
- Budgeting and Cost Control : Develop initial project budgets and collaborate with the Project Management and General Contracting teams to monitor actual costs against estimates, identifying and communicating any potential cost overruns or savings opportunities throughout the project lifecycle.
- Data Management : Maintain and update a comprehensive database of historical cost data, unit costs, and market pricing specific to the Philadelphia region to improve the accuracy and efficiency of future estimates.
- Project Documentation : Prepare and present professional, clear, and well-organized proposal documents, cost reports, and bid submissions for internal stakeholders and external clients (for the third-party general contracting division).
Required Qualifications
Experience : Minimum of 5-7 years of progressively responsible experience as a Construction Estimator, preferably with a focus on real estate development, commercial, or residential value-add / rehabilitation projects.Education : Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field is strongly preferred.Technical Proficiency : Expert proficiency in construction estimating software (e.g., Bluebeam, Planswift, On-Screen Takeoff, or similar) and advanced skills in Microsoft Excel.Construction Knowledge : Deep, working knowledge of construction methods, building codes (especially Philadelphia-specific codes), and market pricing for labor and materials.Analytical Skills : Exceptional analytical, critical thinking, and problem-solving skills, with a keen attention to detail.Communication & Negotiation : Excellent verbal and written communication skills, including proven ability to negotiate and secure advantageous contracts with subcontractors and suppliers.
