The Leasing Consultant is the first impression to potential and current residents. The primary responsibilities are to ensure the satisfaction of our residents while also meeting leasing, retention and occupancy goals for the community.
Key Responsibilities
- Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
- Manage the leasing process from tour to move-in including follow-up, closing the sale, completing lease documents, and inspecting units to ensure a great "move-in experience" and that all paperwork is correctly documented.
- Immediately record all telephone and in-person visits on appropriate reports; file own guest cards and maintain according to established procedures.
- Inspect models and available "market-ready" units, communicate related service needs to Property Manager.
- Guide prospects in completing the application and secure deposit in accordance with Vidalta and Fair Housing requirements.
- Possess thorough knowledge of lease terms, specifications and all community policies.
- Encourage and present lease renewals and negotiate terms to minimize vacancy rates.
- Meet and support company key performance indicators and objectives to meet or exceed organizational expectations.
- Represent the company in a professional manner at all times.
- Be fully informed of current rental rates, unit sizes, locations and all amenities of the property.
- Utilize and establish creative marketing and social media strategies to increase property traffic.
- Maintain accurate and in-depth knowledge of the community and competitors to give potential residents all necessary information.
- Ensure websites and marketing materials are accurate and updated.
- Ensure model and target apartments are ready for show and maintain curb appeal of the property.
- Employ required telephone and sales techniques.
- Conduct outreach marketing at least once per week.
- Participate in resident-planned activities to maximize customer satisfaction.

High School diploma or equivalent.Two (2) years of experience in sales, retail, hospitality and / or customer service.Leasing and / or property management experience preferred.Bilingual (English and Spanish) a plus.Operate telephone, personal computer / keyboard, OneSite (Community Software System) and Microsoft Office Suite (Word, Excel, Outlook).Works in a typical office setting with daily exposure to outdoor environments (heat, cold, damp, rain, etc.) when touring a community.Detail-oriented, organized, and knowledgeable about financial regulations and best practices in property management.Flexibility to work on weekends and accommodate varied schedules.Exceptional customer service and problem-solving abilities.Familiarity with fair housing laws and regulations.Strong organization skills and excellent verbal and written communication skills.Maintain a consistently positive attitude.Vidalta Property Management, LLC participates in E-Verify and will provide the Social Security Administration (SSA) and, if necessary, the Department of Homeland Security (DHS), with information from each new employee's Form I-9 to confirm work authorization.
