SUMMARY : Supervises Maintenance Technicians and department activities to maximize production quality and on-target delivery. ESSENTIAL DUTIES AND RESPONSIBILITIES : Supervisory / Management Responsibilities : Carries out supervisory responsibilities in accordance with the company's policies and applicable state / federal employment laws. Responsibilities include : Interviews and assists in making hiring decisions Creates and monitors a positive work environment for all employees that fosters respect for all people Develops, trains, orients and coaches employees Plans, sets goals and expectations, assigns, oversees, measures against established standards and directs work Establishes and monitors appropriate quality, and other work standards that can be objectively measured Conducts regular individual and team / staff meetings Appraises performance and provides timely daily performance feedback Provides appropriate recognition for performance and retaining employees Records appropriate disciplinary documentation Makes recommendations for termination Carries out terminations with Human Resources Listens and solves employee complaints and concerns in a timely and effective manner Schedules and oversees all functions of the building's maintenance department including equipment repair, electrical repair, and ground maintenance. Develops, schedules and oversees preventative maintenance programs, including establishing standards and procedures for staff and monitoring results. ESSENTIAL DUTIES AND RESPONSIBILITIES (continued) : Surveys and inspects building and equipment to identify needs and make recommendations to management. Prepares reports regarding building maintenance and equipment conditions as requested. Insures that equipment and building operating procedures meet state, federal and local, OSHA and electrical code requirements. Assists in the preparation of the annual maintenance department budget as requested by manager. Maintains electrical parts and equipment inventory. Maintains emergency power and electrical equipment and procedures. Orders all materials for maintenance department use. Performs maintenance tasks as necessary. Schedules and oversees any new projects. NON-ESSENTIAL FUNCTIONS : Engineers and manufactures special equipment as requested. Welds for welding department, if needed. EDUCATION AND WORK EXPERIENCE : High school diploma or general education degree (GED) : and 4 to 10 years or more years related experience and / or training; or equivalent combination of education and experience. OTHER SKILLS AND ABILITY REQUIREMENTS : Comprehensive knowledge of the maintenance, electrical and mechanical field; supervisory experience; basic understanding of human resource procedures and policies and the ability to effectively manage day-to-day operations. Attention to detail and good time management skills required. LANGUAGE REQUIREMENTS : Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of manager, clients, customers and the general public. REASONING REQUIREMENTS : Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. MATH REQUIREMENTS : Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percent and to draw and interpret bar graphs. TIME AND ATTENDANCE REQUIREMENTS : This position requires on-time arrival for work, on-time return from breaks and lunch periods and regular attendance for work that does not exceed the allowable standards for paid time off programs or approved leave. JUDGMENT AND INDEPENDENT ACTION REQUIREMENTS : Decision-making responsibility for the daily operations of the Maintenance Department. Schedules and orders materials for general stock for the maintenance department. COMPUTER SKILLS AND OTHER EQUIPMENT REQUIREMENTS : Use of MS Word, Outlook, Database, and Excel is preferred. Other equipment such as hand tools, meters, test equipment, machining equipment, welders and torches, HVAC tools, automatic tools and test equipment, electrical tools and plumbing tools are required in this position. PHYSICAL REQUIREMENTS : This job regularly requires talking or hearing; frequently requires standing, walking, use hands to finger, handle, or feel, and reaching with hands and arms; and occasionally requires sitting, climbing stairs or steps and balancing. This job requires the ability to lift or move up to 10 pounds frequently and up to 50 pounds occasionally.
