General Summary of Position
The incumbent in this position provides patients, families of patients, visitors, and medical center employees with a pleasant, comfortable, safe, functional, and aesthetically attractive environment consistent with the standards established by Georgetown University Hospital, the District of Columbia Department of Consumer and Regulatory Affairs (DCRA), and the Joint Commission on Accreditation of Health Care Organizations (JCAHO). Under minimal supervision, the incumbent makes daily routine inspections of assigned areas within the medical center complex completes assigned preventive, corrective, and casualty prevention maintenance duties in the inspection, operation, repair, alteration, and modification of equipment, machinery, buildings, and facilities. The incumbent also maintains effective communications and working relationships with customers. These functions are performed in accordance with all applicable laws and regulations and Georgetown University Hospital's philosophy, policies, procedures, and standards.
Primary Duties and Responsibilities
- Performs daily routine maintenance rounds and inspections of mechanical rooms, equipment, machinery, buildings, and facilities within assigned areas for proper operation and working condition according to planned work schedule and maintains routine condition according to planned work schedule and maintains routine records and logs. Determines type and extent of malfunctions and as necessary adjusts, repairs, or replaces parts or components, reassembles, and tests for proper operation. Reports more serious problems to supervisor for instructions or maintenance scheduling.
- Performs assigned preventive maintenance on equipment, machinery, buildings, and facilities and maintains written or computerized work orders records and logs.
- Responds in a timely manner to customer service calls in a professional manner and completes 80% of service calls without tradesmen assistance.
- Establishes and maintains positive customer relations through regular communications, a courteous service attitude, a professional appearance, timely responses and solutions, and job knowledge/skills.
- Performs a variety of routine to skilled preventive, corrective, and casualty prevention maintenance duties in the inspection, operation, repair, alteration, and modification of equipment, machinery, buildings, and facilities. Tasks include but are not limited to:
- General plumbing maintenance--inspects, installs, repairs, replaces, and makes alterations to steam, gas, water, air, and sanitary plumbing pipes and fixtures to maintain the heat, water, gas, and drainage systems of the hospital. Also bends, cuts, reams, and threads pipe, wipe b. joints, test joints and pipe systems for leaks. Repairs and replaces valves, repairs leaks, and clears drain stoppages. Replace/repair/remove toilets, sinks, and associated assembly products (e.g. vacuum breakers, diaphragms, guides, pistons, flushometers, strainers, faucets, supply lines, stems, traps, handles, etc.). Remove/replace/rebuild medical gas poppets. Snake and unclog drain lines.
- Routine electrical maintenance--inspects, installs, repairs, replaces, alters, and tests electrical circuits, wiring, switches, control equipment, and mechanisms, motors, transformers, relays, generators, appliances, fixtures, alarms, communication equipment, etc. Change all types of fluorescent and incandescent lights. Change electric relays, switches, ballasts, and fluorescent light starters. Replace/clean light fixtures, lenses, and grids. Repair beds and nurse call system.
- HVAC equipment- services and makes repairs to heating, air conditioning, and refrigeration equipment including fans, motors, radiators, thermostats, dampers, and regulating controls; replaces filters and fluids as necessary.
- Routine maintenance--performs a variety of routine maintenance duties such as repair and assembling extension cords; replacing fuses, cleaning/lubricating motors and other machinery; clean sink/grease traps; assemble equipment and furniture; install/repair wall mounted items such as toilet paper and paper towel dispensers, mirrors, bulletin boards, signage, etc; installation/repair of cove base; repair/replacement of ceiling tiles and grids; install/repair cubicle/window curtain tracks; check and tighten all hand and guard railings; repair wheelchairs/furniture; minor roof repairs; inspection/repair of kitchen equipment; pneumatic tube inspection and minor repairs; minor repairs of locks, door closures, door handles, door knobs; elevator inspection trouble shooting and minor repair; moving supplies, equipment, furniture, trash, and scrap material.
- Routine carpentry tasks--performs routine carpentry tasks such as replace/patch sheetrock; realign doors; minor repairs of wall paper; carpet flooring and drywall.
- Painting--performs routine minor painting of walls, ceilings, doors, woodwork, furniture, and fixtures.
- Fire extinguishers--inspects, collects, maintains, and records data for all fire extinguishers.
- Snow removal--will be required to participate in snow removal assignments. Records and reports any maintenance needs that cannot be performed within designated time limits or personal skills level.
- Accurately tracks and records all tasks performed through work orders.
- Consults with management to determine special maintenance needs within the medical center or concerning work of longer duration, systems maintenance work beyond capabilities, projects, or other facilities needs.
- Works cooperatively with other medical center departments such as Environmental Services, Materials Management, Clinical Engineering, and coordinates with to provide service to customers.
- Assists in the development of work standards, policies, and procedures. Participates in the identifications and clarification of scope of maintenance tasks and responsibilities.
- Completes scheduled and assigned tasks under normal conditions within prescribed time parameters with accuracy and consistency.
- Makes effective use of departmental/medical center resources (time, materials, equipment, etc.) so as to minimize waste and prevent damage.
- Presents a professional image at all times as demonstrated by a high degree of integrity, technical knowledge, personal appearance (neat, clean in uniform and wears name badge), equipment/tools orderliness, and cleanliness and orderliness of mechanical rooms, work areas, and shop.
- Maintains a good work attendance and punctuality record in accordance with department policies.
- Demonstrates a constant awareness and makes every effort to correct and report hazards to the proper authority. Knows and responds appropriately to safety, fire, and disaster procedures.
- Restocks equipment and supplies.
- Exemplifies Guest and Staff Relations standard in all activities.

Minimal Qualifications
Education
- High School Diploma or GED required or equivalent required
Experience
- 5-7 years Experience in a maintenance position in a construction trade having demonstrated high level of skill and knowledge. HVAC, mechanical, electrical, or carpentry backgrounds are acceptable.
Knowledge Skills and Abilities
- Must be able to read and write English; Must be able to read and understand blueprints; Must demonstrate technical trade skills and knowledge in a broad variety of maintenance crafts; Computer literacy desired; Must be able to safely maintain and operate portable electrical tools; Must be proficient in documentation and recordation; High self-management ability; within guidelines to estimate and allocate time needed to perform tasks and to solicit assistance and advice when needed; Capacity to exercise independent judgement; when to perform, when to consult, when to defer to other resources; Strong interpersonal skills needed for consultation with members of own work group for cooperation of rest department and for maintaining outstanding customer relations; Requires knowledge, understanding, and ability to observe safety rules, procedures, and practices including the proper use of safety equipment as defined by OSHA and industry standards; Ability to identify and avoid hazards as indicated by warning labels, signage, lights, and other warning devices; Ability to perform work within reasonable lengths to time as measured against trade, industry, or engineered standards; Ability to communicate courteously and effectively with customers and co-workers
